Duxbury deed prices split narrowly as disclosed sales range from $906 to $950

DUXBURY -- Plymouth County Registry of Deeds records show 11 property transfers recorded in Duxbury between July 17 and Aug. 15, but only two of those deeds listed a sale price, and most of the recorded transfers moved property between existing owners and their own family trusts rather than to unrelated buyers.

MARKET OVERVIEW Eleven deeds were recorded in the period. Of those, two disclosed a sale price: $906 for 26 Acorn St. and $950 for 32 Wadsworth Rd., putting the disclosed price range at $906 to $950 and the median at $928. The other nine transfers listed no consideration amount, which is standard for deed records involving trust transfers, estate matters, or other non-sale conveyances. Because only two of 11 recorded transfers carried a disclosed price, the raw count of 11 does not by itself indicate how active the open-market segment of Duxbury's housing market was this period.

As instructed, no motivation is inferred for these transfers; they are noted only because the shared names distinguish them from transfers to unrelated buyers.
