Bedford Street sees three deed transfers as one sale tops $700,000

EAST BRIDGEWATER -- Five properties changed hands for recorded prices between $490,000 and $975,000 in East Bridgewater between Aug. 14 and Sept. 12, while seven other deed transfers recorded during the same period were nominal-consideration transactions, not market sales.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded 12 total transfers for East Bridgewater in the period, but only five carried a market sale price. Among those five, prices ranged from $490,000 to $975,000, with a median of $700,000. The other seven entries were nominal-consideration transfers, recorded for token amounts under $10,000, and are not counted in the price range or median. Taken as a raw count, 12 recorded transfers in a four-week window is a notable amount of deed activity for the town, though fewer than half represented conventional buyer-seller sales at market value.

TOP SALES

The highest-priced sale was 80 Northridge Dr., which sold for $975,000 on Aug. 28. Cheryl L. and Robert P. Maguire sold the property to Daniel and Julie Chisholm. A property recorded only as "East-Bridgewater, MA," with no street address listed in the deed, sold for $900,000 on Aug. 17; Ann Marvin Realty Co. LLC sold to Bedford II Property Owner LLC. At 484 Bedford St., the property sold for $700,000 on Aug. 25; George A. Millett, trustee of the Bedford Street Realty Trust, sold to CMB Classics LLC. At 98 Hobart St., Pintos Homes LLC sold to Ryan P. and Amy L. Pickering for $578,500 on Aug. 24. At 49 Harmony Crossing, Glenn Teague sold to Lester and Karen Smith for $490,000 on Aug. 28.

NEIGHBORHOOD BREAKDOWN

Bedford Street saw the most deed activity of any single street, with three recorded transfers: the $700,000 sale at 484 Bedford St., and two nominal-consideration transfers at 550 Bedford St. and 556 Bedford St., both moving from sellers with the surname Morton to the same buyers, Sandra J. Willis and Jessica M. Bick, both named as trustees. By price tier among the five market sales, one fell under $500,000 (49 Harmony Crossing) and four fell between $500,000 and $1 million (98 Hobart St., 484 Bedford St., the unaddressed $900,000 sale and 80 Northridge Dr.). No sale in this period exceeded $1 million.

MARKET NOTES

Beds, baths and square footage were not available in the deed records, so no price-per-square-foot comparisons can be made. Limited liability companies appeared on both sides of several transactions, including Pintos Homes LLC as a seller, and CMB Classics LLC, Ann Marvin Realty Co. LLC and Bedford II Property Owner LLC as parties to sales, suggesting some investment or business-entity activity alongside individual buyers and sellers. The seven nominal-consideration transfers outnumbered the five priced market sales. Most of those nominal transfers show a shared surname or a "TR" or "TRUST" designation between grantor and grantee, consistent with a property moving into a trust or being adjusted among existing owners, including transfers at 9 Johnson Farm Ln., 147 W. Union St., 33 Crescent St., 1357 Washington St. and 65 Eliab Latham Way, in addition to the two Bedford Street transfers noted above.
