East Bridgewater August Sales Show Wide Price Split Between Five Disclosed Deeds

EAST BRIDGEWATER -- Plymouth County Registry of Deeds records show 12 property transfers in East Bridgewater between Aug. 14 and Sept. 12, but only five carried a disclosed sale price, ranging from $490 to $975 with a median of $700. Bedford Street accounted for three of the 12 recorded deeds, more than any other street in the period.

MARKET OVERVIEW Twelve deeds were recorded in the four-week period, and five disclosed a sale price: $490, $578, $700, $900 and $975. The median among disclosed sales was $700. The raw deed count suggests measurable activity, but nearly six in 10 of the recorded transfers involved no disclosed consideration, and several of those were transfers among family members or into trusts rather than open-market sales. Based on the disclosed-price transactions alone, arm's-length sales activity in the period was limited.

TOP SALES The highest-priced disclosed sale in the period had no street address listed in the deed record, only "East Bridgewater, MA"; it sold for $900 on Aug. 17, with Ann Marvin Realty Co LLC as seller and Bedford II Property Owner LLC as buyer. The top sale with a listed address was 80 Northbridge Drive, which sold for $975 on Aug. 28; sellers were Cheryl L. Maguire and Robert P. Maguire, and buyers were Daniel and Julie Chisholm. At 484 Bedford St., the property sold for $700 on Aug. 25; sellers were George A. Millett Tr. and the Bedford Street Realty Trust, and the buyer was CMB Classics LLC. At 98 Hobart St., the sale price was $578 on Aug. 24, with Pintos Home LLC as seller and Ryan P. and Amy L. Pickering as buyers. At 49 Harmony Crossing, the sale price was $490 on Aug. 28, with Glenn Teague as seller and Lester and Karen Smith as buyers.

NEIGHBORHOOD BREAKDOWN Bedford Street was the only street with more than one recorded transfer in the period, with three deeds: 484 Bedford St. ($700, disclosed), and 550 Bedford St. and 556 Bedford St. (both price not disclosed). The 550 and 556 Bedford St. transfers shared the same buyers, Sandra J. Willis Tr. and Jessica M. Bick Tr., and sellers from the Morton family. All other recorded addresses, including Northbridge Drive, Harmony Crossing, Johnson Farm Lane, West Union Street, Hobart Street, Crescent Street, Washington Street and Eliab Latham Way, each had a single recorded transfer with no street-level repetition. Among the five disclosed prices, three fell between $700 and $975 and two fell below $600.

MARKET NOTES Seven of the 12 recorded deeds, more than half, listed no sale price. Several of those undisclosed transfers appear to be transfers within the same family or into a trust rather than open-market sales, based on matching or closely related grantor and grantee names: 9 Johnson Farm Lane (Pantano to Pantano trustees), 147 W. Union St. (Pina to himself), 33 Crescent St. (Hathaway and Shannon to their own trusts), 1357 Washington St. (Johnson to himself and another individual), 65 Eliab Latham Way (Curtin to Curtin trustees), and the two Bedford Street transfers from the Morton family to the Willis/Bick trust. No pattern in this data suggests a reason for these transfers, and none is implied. Two of the five disclosed-price sales involved LLC or trust entities as either buyer or seller, at 484 Bedford St. and at the unaddressed $900 sale, indicating some of the higher-value activity in the period involved commercial or entity ownership rather than individual buyers.
