East Bridgewater Home Sale Prices Range From $637 To $750 In August

EAST BRIDGEWATER -- Nine property transfers were recorded in East Bridgewater between July 31 and Aug. 29, according to Plymouth County Registry of Deeds records, but only three of those deeds listed a sale price, and four others involved owners transferring property to themselves as trustees, limiting how much can be said about the broader market this period.

MARKET OVERVIEW Nine sales were recorded during the period. Among the three transactions with a disclosed price, the range ran from $637 to $750, with a median of $649. The other six deeds, two-thirds of the total, did not list a consideration amount. Four of those six were transfers in which the grantor and grantee share the same names, moving property into a family trust, a pattern that commonly does not carry a listed sale price. Because most deeds in the period carried no price, the raw count of nine recorded transfers cannot, on its own, be characterized as active or quiet relative to other months without comparable data from prior periods.

TOP SALES The highest-priced recorded sale was 541 Bedford St., which sold for $750 on Aug. 6. Michael W. O'Farrell and Katie R. O'Farrell sold the property to Herbert Heinz Stelzer. 1044 Plymouth St. sold for $649 on July 31. Peter T. Oakley and Kathryn B. Oakley sold the property to Edward A. Wronski and Jessica L. Wronski. 132 Pine St. sold for $637 on Aug. 7. Matthew MacFadzen and Kathleen MacFadzen sold the property to Shannon Dawson and Cameron Amaral. No other transaction recorded in the period listed a sale price, so no additional properties can be ranked among the top sales. The three disclosed-price sales accounted for one-third of the period's total deed volume.

Separately, the Oakley and Wronski names appear on opposite sides of two deeds: Peter T. Oakley and Kathryn B. Oakley sold 1044 Plymouth St. to Edward A. Wronski and Jessica L. Wronski for $649, while Peter T. Oakley, as trustee of K Realty Trust, transferred 0 Sandra Drive to Robert M. Wronski, as trustee of W R J Realty Trust, for an undisclosed amount.
