East Bridgewater Sale Prices Cluster Between $452 and $860 in August

EAST BRIDGEWATER -- Nine deeds were recorded in East Bridgewater between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $452 to $860 and a median of $577 among the six transactions that listed a consideration amount. Three of the nine recorded transfers involved trusts or family members and carried no disclosed price.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded nine East Bridgewater property transfers in the four-week period. Of those, six disclosed a sale price, ranging from $452 to $860 with a median of $577. The remaining three transfers, at 550 Bedford St., 49 Harmony Crossing and 65 Whitman St., listed no consideration amount, consistent with deeds moving property into or within a trust or between family members rather than an open-market sale. Based on the raw count alone, nine recorded deeds over four weeks is a modest but steady pace for the town.

TOP SALES

The highest-priced disclosed sale was 5 Rockmeadow Dr., which sold for $860 on Aug. 12. Richard Farmer and Lindsay Farmer were the sellers; Yuliya Krasheninnikov and Alexey Krasheninnikov were the buyers.

474 Crescent St. sold for $680 on Aug. 7. Ricardo J. Macahdo and Edgar Ortiz were the sellers; Jessica Dessin was the buyer.

132 Pine St. sold for $637 on Aug. 7. Matthew Macfadzen and Kathleen Macfadzen were the sellers; Shannon Dawson and Cameron Amaral were the buyers.

62 Old Bedford Rd. sold for $517 on Aug. 10. Margaret C. Toner was the seller; Kyle John Bersani and Lea Bagley were the buyers.

587 Plymouth St. sold for $458 on Aug. 7. Meghan McLaughlin and Nels McLaughlin were the sellers; Katie Ofarrell and Michael Ofarrell were the buyers.

No street had more than one recorded sale in this period, so transactions are grouped by price tier among the six disclosed sales. Under $500: 587 Plymouth St. ($458) and 142 Walnut St. ($452), where Matthew Brown and Sarah Brown sold to Jacob J. Oconnell. Between $500 and $700: 62 Old Bedford Rd. ($517), 132 Pine St. ($637) and 474 Crescent St. ($680). Above $700: 5 Rockmeadow Dr. ($860), the period's only sale in that range.
