Kingston August Home Sales Span $500,000 To $950,000 With Median Near $733,500

KINGSTON -- Four Kingston properties changed hands at recorded market prices between Aug. 14 and Sept. 12, with sale prices spanning $500,000 to $950,000, while seven additional recorded transfers in the same window carried only nominal consideration tied to family and trust reorganizations.

MARKET OVERVIEW Of the 11 deed transactions recorded in Kingston during the period, four carried an actual sale price, ranging from $500,000 to $950,000. The median sale price among those four was $733,500. The remaining seven transactions were recorded with nominal consideration of less than $10,000, a token amount that signals a non-market transfer rather than a sale, and those entries are excluded from the price range and median calculations. With only four market-rate sales against a total of 11 recorded transactions, the period's sales volume appears limited when measured by the raw count of actual sales.

TOP SALES The highest-priced transaction was 15 Village Path, which sold for $950,000 on Aug. 17. Sellers Jared D. Waitkus and Brandi N. Waitkus transferred the property to buyers Lynsay Lombardi and Robert Lombardi. The second-highest sale was 16 Deer Run Rd., which sold for $825,000 on Aug. 20; sellers Gregory C. Wolff and the estate of Christopher E. Wolff transferred the property to buyer Robert D. Ryan. At 36 Mayflower St., the property sold for $642,000 on Aug. 17; sellers Lynsay Lombardi and Lynsay S. Whitney transferred it to buyers Jonathan Timbas and Colleen Timbas. The fourth sale, 74 Ring Rd., sold for $500,000 on Aug. 14, with seller RE Empire LLC transferring the property to buyer Michael Johnson.

NEIGHBORHOOD BREAKDOWN Among the four priced sales, two fell in the $500,000-to-$650,000 range (74 Ring Rd. and 36 Mayflower St.) and two fell above $800,000 (16 Deer Run Rd. and 15 Village Path). No street had more than one priced sale. Among the nominal-consideration transfers, Smiths Lane saw two separate entries, at 44 Smiths Ln. and 36 Smiths Ln., both recorded Aug. 19-20 and both involving trust or LLC structures rather than market sales.

Powderly Living Trust), 16 Hawthorne Rd. (David J. and Alice M. Heath to themselves as trustees), and 26 Longwood Cir. (Peter A. and Kristen B. Smith to themselves as trustees). Two others, 119 Pond View Dr. and 36 Smiths Ln., involved transfers naming family-related trusts, such as the "Gallagher Irrevocable Family Protection Trust." One notable overlap among the priced sales: Lynsay Lombardi appears as a buyer on the $950,000 Village Path sale and as a seller on the $642,000 Mayflower Street sale, both recorded Aug. 17.
