Family and Trust Transfers Outnumber Open-Market Sales in Kingston Deeds

KINGSTON -- Eleven properties changed hands in Kingston between Aug. 14 and Sept. 12, but only four of those deeds disclosed a sale price, with most of the recorded transfers instead moving property among family members, trusts and estates.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 11 property transfers in Kingston during the period. Of those, four disclosed a sale price, ranging from $500 to $950, with a median of $733. The remaining seven transfers, all involving family members, trusts or estates, did not list a consideration amount. Judged by raw count alone, 11 recorded transfers over four weeks represents a moderate level of filing activity. However, with only four of 11 transactions disclosing a price, and those four consideration amounts falling well under $1,000, the data does not support a reading on the state of Kingston's open-market home values this period.

TOP SALES The four transactions that disclosed a price, in descending order: 15 Village Path sold for $950 on Aug. 17. Jared D. Waitkus and Brndi N. Waitkus sold the property to Lynsay Lombardi and Robert Lombardi. 16 Deer Run Rd. sold for $825 on Aug. 20. Gregory C. Wolff and the estate of Christopher E. Wilff sold the property to Robert D. Ryan. 36 Mayflower St. sold for $642 on Aug. 17. Lynsay Lombardi, also listed in the record as Lynsay S. Whitney, sold the property to Jonathan Timbas and Colleen Timbas. Lombardi was the buyer in the Village Path transaction recorded the same day. 74 Ring Rd. sold for $500 on Aug. 14. RE Empire LLC sold the property to Michael Johnson. No other transaction recorded in this period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Smiths Lane saw two ownership transfers during the period: 44 Smiths Lane, transferred from Jennifer K. Colombo and Jennifer K. Powderly to Smiths LLC, and 36 Smiths Lane, transferred from Madeline M. Souza, as trustee of the M P Trust, to the Six Smiths Lane Irrevocable Realty Trust. Neither disclosed a price. The remaining nine transfers were spread across nine separate streets, Deer Run Road, Elliot Street, Seaver Avenue, Hawthorne Road, Pond View Drive, Village Path, Mayflower Street, Ring Road and Longwood Circle, with no other street repeating. Among the four transactions that disclosed a price, all fell within a narrow band under $1,000.

MARKET NOTES Seven of the 11 recorded transfers, about 64%, moved property among family members or into trusts or estates rather than to unrelated buyers, and none of those seven disclosed a sale price. That group includes three properties tied to the Powderly and Colombo names, 16 Elliot St., 44 Smiths Lane and 17 Seaver Ave., plus family trust transfers at 16 Hawthorne Rd. (Heath), 1119 Pond View Dr. (Gallagher), 36 Smiths Lane (Souza) and 26 Longwood Circle (Smith). Two buyer entities shared the name of the street where they acquired property: Elliot LLC took title to 16 Elliot St., and Smiths LLC took title to 44 Smiths Lane. Deed records for this period did not include bedroom, bathroom or square-footage figures, and property type, single-family, condominium or multi-family, was not specified for any of the 11 transfers.
