Few Mattapoisett Deeds Disclose Sale Price in Late Summer Period

MATTAPOISETT -- Eleven property transfers were recorded at the Plymouth County Registry of Deeds for Mattapoisett addresses between Aug. 14 and Sept. 12, but sale prices were disclosed in only four of those transactions, limiting what can be said about overall market pricing this period.

MARKET OVERVIEW Of the 11 recorded transfers, four listed a consideration amount: $451, $840, $920 and $965. The median among those four disclosed sales was $880. The remaining seven transfers, nearly two-thirds of all recorded deeds, did not disclose a price, which is common for family and trust-related transfers. Because the majority of transactions carry no price data, the raw count of 11 recordings shows a active pace of deed activity, but that figure reflects total transfers, not necessarily arms-length home sales at market value.

Andrew T. and Rachel Lee Perron were the sellers; Lawrence J. and Kerry L. Pitman were the buyers. 19 Fairhaven Rd sold for $451 on Aug. 14, transferring from Simon Realty LLC to Fairhaven Rd LLC. No other transactions in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Pine Street was the only address to see more than one transfer: both 4 Pine St and 5 Pine St were recorded on Aug. 19, each moving from individual ownership to a trust held by the same named individuals, Clint Paddock and Ann Marie Rich. No other street had more than one recorded transfer in this period. Among the four sales with disclosed prices, one fell under $500 (19 Fairhaven Rd, $451) and three fell between $500 and $1,000 (1 Ocean Dr at $840, 35 Main St at $920, and 4 Pocohontas Way at $965).
