Four disclosed Halifax sales range from $405 to $764 with $577 median

HALIFAX -- Plymouth County Registry of Deeds records show 12 property transfers in Halifax during the period July 31 through Aug. 29, but only four listed a sale price, limiting what can be concluded about the town's overall market strength this period.

MARKET OVERVIEW Twelve deeds were recorded in Halifax during the period, of which four disclosed a sale price and eight did not. Among the four disclosed sales, prices ranged from $405 to $764, with a median of $577. The raw count of 12 transfers indicates transaction activity was ongoing through the period, but with two-thirds of deeds carrying no disclosed consideration, the price data available is too limited to characterize the broader market as active or quiet.

Turner and the estate of Sally Ann Romeo sold the property to MR KAD LLC.

NEIGHBORHOOD BREAKDOWN Wood Street accounted for four of the 12 recorded transfers, more than any other street: 296 Wood St., 242 Wood St. (Lot 4), 276 Wood St. (Lot 8) and 254 Wood St. (Lot 5) all transferred from Middleboro Farm LLC to four separate buyers, Ronald Haen, BM Development LLC (twice) and Tucker Rose Realty LLC, none with a disclosed price. No other street had more than one recorded transfer in this period. Among the four disclosed sales, two fell in the $405-$455 range (7 Holly St. and 154 Lingan St.) and two in the $699-$764 range (98 Walnut St. and 3 Pasture Lane).

MARKET NOTES Eight of the 12 recorded transfers, two-thirds, carried no disclosed sale price, including all four Wood Street lot transfers from Middleboro Farm LLC. Bed, bath and square-footage data were not available for any property in the deed records, so no price-per-square-foot comparisons can be made. Several transfers in the period appear to be trust or estate-related rather than open-market sales: a deed with no listed address moved from Daniel L. Nussdorfer and Jayne Nussdorfer, by attorney, to Daniel L. Nussdorfer; 1 First Ave. transferred from Elaine G. Seher and Elaine D. Gowing to Elaine G. Seher as trustee of the Elaine G. Seher Trust; and 62 Pond St. (Lot 4) transferred from Edward A. Brown and Deborah E. Brown, as trustees, to Michael J. and Michele Rugnetta. None of these three deeds disclosed a sale price. The Wood Street cluster also shows LLC-to-LLC and LLC-to-individual patterns consistent with a single seller, Middleboro Farm LLC, disposing of multiple lots within the same reporting period.
