Loring Drive Sale Pushes Norwell Price Range Past $2.5 Million Mark

NORWELL -- A dozen property transfers recorded at the Plymouth County Registry of Deeds between Aug. 7 and Sept. 5 included a $2,560,000 sale on Loring Drive, the priciest deal of the period, as prices across the 10 market sales ranged from $775,000 to $2.56 million.

MARKET OVERVIEW Twelve deed transfers were recorded for Norwell properties during the period, of which 10 carried a recorded sale price; two were nominal-consideration transfers and are not counted in price figures. Among the 10 priced sales, prices ranged from $775,000 to $2,560,000, with a median sale price of $1,247,500. Twelve recorded transfers in a four-week window is a notable volume for a single town, though the data alone does not indicate whether this represents an active or quiet month relative to Norwell's typical pace.

TOP SALES The highest-priced sale was 49 Loring Drive, which sold for $2,560,000 on Aug. 7; sellers Tanios and Vera N. Rubeiz sold to buyers Mateusz and Amanda Kasza. Bed, bath and square-footage figures were not available from deed records.

35 Satuit Meadow Lane sold for $1,805,000 on Aug. 7; sellers Matthew and Danielle York sold to buyers Matthew and Meghan DiPisa.

150 Lincoln Street sold for $1,625,000 on Aug. 10; seller Sarah M. Schiller sold to buyer Laura Felice.

179 Lincoln Street sold for $1,600,000 on Aug. 10; sellers Thomas F. and Alicia M. Reddington sold to buyers Timothy R. Ancarrow and Stephanie L. Tam.

15 Masthead Drive sold for $1,315,000 on Aug. 10; sellers Christopher E. and Sarah C. McGuirk sold to buyers Ryan and Chelsea Duross.

NEIGHBORHOOD BREAKDOWN Lincoln Street saw two sales in the period, both recorded Aug. 10 and both above $1.5 million: 150 Lincoln St. ($1,625,000) and 179 Lincoln St. ($1,600,000). Satuit Meadow Lane also had two recorded transfers: 35 Satuit Meadow Lane sold for $1,805,000, while 15 Satuit Meadow Lane was a nominal-consideration transfer from Brian P. Golemme to Brian P. Golemme TR and the RIC Revocable Living Trust, and is not counted as a market sale.

By price tier among the 10 priced sales: four sold under $1 million (179 High St. at $775,000; 59 First Parish Rd. at $799,000; 15 May Elm Lane at $825,000; and 12 Walnut Rd. at $840,000). Five sold between $1 million and $2 million (430 Main St., 15 Masthead Drive, 179 Lincoln St., 150 Lincoln St., and 35 Satuit Meadow Lane). One sale, 49 Loring Drive, exceeded $2 million.

MARKET NOTES Two of the 12 recorded transfers were nominal-consideration transfers rather than market sales. At 18 Jay Rd., Nancy J. Pitrowiski transferred the property to Nancy Jane Pitrowiski TR and the Pitrowiski Family Trust, a transaction in which the grantor and grantee names share a surname and trust designation. At 15 Satuit Meadow Lane, Brian P. Golemme transferred the property to himself as trustee and to the RIC Revocable Living Trust, similarly indicated by the names on record. Neither transfer is included in the price range, median or price-tier counts above. Separately, the sale at 12 Walnut Rd. involved a seller identified as the Casella Family Trust with James C. Casella Jr. as trustee, conveying to buyers Kenneth and Ann Lawlor for $840,000; because the buyers do not share the trust's surname, this is reported here as a standard sale.
