Four disclosed Norwell sales cluster tightly between $775 and $840

NORWELL -- Plymouth County Registry of Deeds recorded 12 property transfers in Norwell between Aug. 7 and Sept. 5, but sale prices were disclosed in only four of those transactions, limiting what can be said about the town's overall price trends this period.

MARKET OVERVIEW Twelve sales were recorded in the four-week period. Of those, four listed a disclosed consideration amount, ranging from $775 to $840, with a median of $812 among the disclosed sales. The remaining eight transfers, two-thirds of the total, were recorded without a disclosed price, which is common for deed data and does not necessarily indicate a nominal or non-arm's-length transaction. At 59 First Parish Rd, Eireann J. and Karen Connolly sold to Robin Dienel and Brendan Michael for $799 on Aug. 7. At 179 High St, Eric S. Ziedins sold to Anne and Daniel Leary for $775 on Aug. 14.

NEIGHBORHOOD BREAKDOWN Satuit Meadow Lane saw two transfers in the period: 15 Satuit Meadow Ln (Aug. 10, price not disclosed) and 35 Satuit Meadow Ln (Aug. 7, price not disclosed). Lincoln Street also had two transfers: 179 Lincoln St and 150 Lincoln St, both recorded Aug. 10 with no price disclosed. Among sales with disclosed prices, all four fell within a narrow band of $775 to $840, too tight a range to break into separate price tiers.

MARKET NOTES Several transfers in this period moved property into or within family trusts rather than to unrelated buyers. At 18 Jay Rd, Nancy J. Pitrowiski transferred the property to herself as trustee of the Pitrowiski Family Trust. At 15 Satuit Meadow Ln, Brian P. Golemme transferred the property to himself as trustee of the RIC Revocable Trust. The Walnut Road sale similarly originated from the Casella Family Trust.
