Rochester home sales cluster tightly near $850,000 median in late summer

ROCHESTER -- Five Rochester properties changed hands for recorded prices between Aug. 7 and Sept. 5, with all five landing within a narrow $139,000 spread, according to deeds filed with the Plymouth County Registry of Deeds. Another five transfers recorded in the same window carried only nominal consideration and are not reflected in sales figures.

MARKET OVERVIEW Ten deeds were recorded for Rochester properties during the period. Five carried a disclosed sale price, ranging from $720,000 to $859,000, with a median of $850,000. The remaining five were nominal-consideration transfers of under $10,000 each, which are not market sales and are excluded from the price range and median. With only five priced transactions recorded in roughly a month, the volume of arm's-length sales appears limited based on the raw count, though every one of those five sales closed within a tight band near the $850,000 median.

Oliveira Investment Inc. was the seller and Xerxes Robert Silva the buyer. 351 County Road sold for $850,000 on Aug. 11. Lisa and Jason M. Tobin were the sellers; Ted and Clarisa Carmen Knopf were the buyers. 31 Cross Road sold for $739,900 on Aug. 13. Sarajon Realty LLC was the seller; Shane and Tanisha Galus were the buyers. 27 Bennett Road sold for $720,000 on Sept. 4. Michelle Ann Lacroix was the seller; Joshua W. Hibbard and Nancy A. Harvey were the buyers. Bed, bath and square-footage figures were not available in the deed records for any of the properties above.

NEIGHBORHOOD BREAKDOWN Bennett Road saw two recorded transfers in the period: the $720,000 sale at 27 Bennett Road and a nominal-consideration transfer at 33 Bennett Road, the only instance of a shared street name in the data. The remaining priced sales were each on a different street: Marion Road ($859,000), Braley Hill Road ($855,000), County Road ($850,000) and Cross Road ($739,900). Taken together, all five priced sales fell between $700,000 and $900,000, leaving no lower or higher price tier represented in this period's data.

MARKET NOTES Half of the ten recorded deeds, five of ten, carried only nominal consideration rather than a market price. Three of those show matching surnames paired with "TR" or "Trust" designations, indicating transfers within the same family or into a trust: 33 Bennett Road (Donna Motta to Donna Motta TR and the Bennett Revocable Trust), 120 Forbes Road (Kevin M. and Anne M. Realini to Kevin M. Realini TR and Anne M. Realini TR), and 139 Pierce Street (Ronald and Diane Lagasse to Diane Lagasse TR and Ronald Lagasse TR). A transfer at 25 Springwood Drive listed identical names, Leonor Rodriguez and Claudia Bellando, as both grantor and grantee. One nominal-consideration transfer carried no listed street address and moved from Connet Woods LLC to Double M Cranberry Inc.
