HALIFAX -- Ten property transfers were recorded in Halifax between Aug. 14 and Sept. 12, with sale prices ranging from $400 to $820 among the six transactions that disclosed a purchase amount. Half of the month's transfers moved property between family members or into trusts, a pattern reflected in the Registry of Deeds data.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded 10 Halifax property transfers during the period, six of which disclosed a sale price. Among those six, prices ranged from $400 to $820, with a median sale price of $505. Ten recorded transfers over a four-week span is a modest but steady pace for the town based on the raw count alone, though the four undisclosed-price transactions limit how much the figures reveal about overall market values.

TOP SALES

The highest-priced disclosed transaction was 61 Stoney Weir Rd, which sold for $820 on Aug. 26. Paula J. Odonnell, as trustee of the Paula J. Odonnell Living Trust, sold the property to Brian Adams and Laurie Anne Tuholski.

116 Elm St sold for $650 on Aug. 21. James M. Giblin and Nancy A. Giblin sold the property to Jessica Royster and Chelsey Adams.

277 Plymouth St sold for $575 on Aug. 25. Cumberland Farms Inc. sold the property to Charles Callahan, as trustee of the Callahan Trust.

9 Ash Rd sold for $435 on Aug. 25. Paul G. Mitchell and Kelly A. Mitchell sold the property to Kevin Nickerson.

79 Plymouth St sold for $425 on Aug. 20 in an estate transfer. The estate of Malcolm R. Craig Jr. transferred the property to the estate of Malcolm Roy Craig Jr. and to Roger J. Craig.

NEIGHBORHOOD BREAKDOWN

Plymouth Street saw two transfers during the period: 277 Plymouth St ($575) and 79 Plymouth St ($425), the only street with more than one recorded sale.

By price tier among the six disclosed sales: three sold under $500 (389 Holmes St at $400, 79 Plymouth St at $425, and 9 Ash Rd at $435), and three sold at $500 or above (277 Plymouth St at $575, 116 Elm St at $650, and 61 Stoney Weir Rd at $820). Homan transferred the property to the Homan Family Trust, with Jeffrey T. Homan as trustee), and 754 Old Plymouth St (Joseph P. Falvey transferred the property to himself and Angela Collins Falvey).

Of those five same-family or trust transfers, four did not disclose a sale price.
