Halifax sale prices span $410 to $840 with $565 median in latest deed filings

HALIFAX -- Eleven property transfers were recorded in Halifax during the past month, with disclosed sale prices ranging from $410 to $840 and a median of $565 among the eight transactions that listed a price. Thompson Street saw two separate transfers, and three sales across town were structured as transfers into family trusts without a disclosed price.

MARKET OVERVIEW

Plymouth County Registry of Deeds records show 11 Halifax property transfers recorded between June 19 and July 18. Of those, eight disclosed a sale price, ranging from $410 to $840, with a median of $565. The remaining three transfers -- at 29 Firefley Road, 9 Cross Street and 300 Thompson Street -- did not disclose a price; all three involved a seller transferring property to themselves or a family trust of the same surname. With 11 total recorded transfers, activity was in line with a typical month for a town of Halifax's size, though the one-in-three rate of no-price trust transfers is notable in this dataset.

TOP SALES

The highest-priced transaction was 60 Thompson St., Lot 1, which sold for $840 on July 7. Seller BLR Built LLC transferred the property to buyers Ryan and Victoria Holman. The second-highest sale was 75 Crystal Lake Rd., which sold for $755 on June 29; David H. and Denise M. Gustafson sold the property to Maureen Niak. At 20 Aldana Rd., Grant W. and Geraldine A. Presby sold to Michael C.B. and Vanessa E. Burke for $669 on July 14. At 136 Elm St., Patrick J. Connolly and Rebecca Hallahan sold to Valerie A. Odell, as trustee, for the benefit of Kailee E. Odell, for $610 on June 24. Rounding out the top five, 3 Holmes St. sold for $520 on July 2, with sellers Raymond W. and Janet E. Troville transferring to buyer Samuel Da Silva Viana.

NEIGHBORHOOD BREAKDOWN

Thompson Street was the only street with more than one recorded transfer this period: 60 Thompson St., Lot 1 sold for $840, while 300 Thompson St. changed hands in an undisclosed-price transfer from Debra M. Feurtado to herself as trustee of the Debra M. Feurtado Living Trust. By price tier, two sales fell under $500 -- a $410 transfer at 22 Madison Rd. and a $420 sale with no listed street address, both at the lower end of the recorded range. Four sales fell between $500 and $700: 76 Brandeis Cir. ($510), 3 Holmes St. ($520), 136 Elm St. ($610) and 20 Aldana Rd. ($669). Two sales topped $700: 75 Crystal Lake Rd. ($755) and 60 Thompson St., Lot 1 ($840). The remaining three transfers -- 29 Firefley Rd., 9 Cross St. and 300 Thompson St. -- did not disclose a price.

MARKET NOTES

Three of the 11 recorded transfers, or roughly a quarter, involved a property owner transferring the deed to themselves as trustee of a same-name family trust: Stephen M. and Michele K. Walley at 29 Firefley Rd., Paul E. Doucette Jr. at 9 Cross St., and Debra M. Feurtado at 300 Thompson St. None of these three disclosed a sale price, which is consistent with how trust transfers are typically recorded. A fourth transfer, at 76 Brandeis Cir., moved from James F. and Ann M. Keegan to David J. Keegan and Karla M. Martinez Estrada for a disclosed $510 -- also within the same family surname, though this transfer did list a price. Bed, bath and square footage figures are not available in deed records for any of the 11 transactions.
