Hanover Home Sales Span $465,000 To $693,000 Among Two Disclosed Prices

HANOVER -- Eight property transfers were recorded in Hanover between Aug. 7 and Sept. 5, but only two included a disclosed sale price, and three of the eight deeds moved property from individual owners into their own family trusts rather than to new buyers.

MARKET OVERVIEW Eight sales were recorded in Hanover during the period, but only two, or one in four, disclosed a sale price. Among those two, prices ranged from $465,000 to $693,000, with a median of $579,000. Because six of the eight transactions did not report a price, and at least three of the transfers were within the same family rather than open-market sales, the disclosed figures do not necessarily reflect broader property values for the period. No prior-month figures were provided for comparison, so this report cannot characterize the period as active or quiet relative to other months; it can only report that eight deeds were recorded.

TOP SALES The highest-priced transaction disclosed was 12 Lantern Lane wait -- correction: 28 Lantern Lane, which sold for $693,000 on Aug. 14. Gaetano R. Polizio sold the property to Adam E. and Rebecca McLaughlin. The only other disclosed sale was 13 Clapp Road, which sold for $465,000 on Aug. 11. Kathleen M. Glauben sold the property to Gregory James Wood Jr. The remaining six recorded deeds, at 12 Old Cross Street, 141 Deerfield Lane, 423 Cedar Street, 117 Woodland Drive, 37 Cervelli Farm Drive and 57 Pine Island Road, did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN No two sales in this period shared the same street name, so no street-level cluster emerged. By price tier: one sale, 13 Clapp Road, fell under $500,000; one sale, 28 Lantern Lane, fell in the $500,000-to-$1-million range; and the remaining six sales, on Old Cross Street, Deerfield Lane, Cedar Street, Woodland Drive, Cervelli Farm Drive and Pine Island Road, carried no disclosed price and could not be placed in a tier.

Hirsch, Frank C. Rogier Jr. and Barbara Ann Rogier, and Daniel F. and Anne F. Romano, respectively. These are within-family transfers rather than sales to new owners. A fourth deed, at 37 Cervelli Farm Drive, moved the opposite direction: it was sold out of the Xhengo family trust to new buyers Matthew R. and Amanda D. Newton. The deed for 57 Pine Island Road, sold by Lawrence J. Watt and Judith A. Kelly, did not list a buyer name in the available data.
