Cervelli Farm Drive sale leads Hanover market at $2.76 million in August

HANOVER -- Six properties changed hands at recorded sale prices in Hanover between Aug. 7 and Sept. 5, with a Cervelli Farm Drive property selling for nearly $2.76 million, the highest price among 11 deeds recorded at the Plymouth County Registry of Deeds during the period.

MARKET OVERVIEW The registry recorded 11 property transfers in Hanover during the period, but five were nominal-consideration transfers, meaning they carried token amounts (under $10,000) and are not market sales. Among the six actual sales, prices ranged from $465,000 to $2,756,799, with a median sale price of $1,001,500. Six sales in a roughly four-week window is a modest but measurable count; the data alone does not support characterizing the period as especially active or quiet compared to other months.

TOP SALES The highest-priced sale was 37 Cervelli Farm Drive, which sold for $2,756,799 on Aug. 11. The seller was listed as Melsi Xhengo and Edison Xhengo, as trustees, and the buyers were Matthew R. Newton and Amanda D. Newton.

120 Deerfield Lane sold for $1,751,600 on Aug. 18. The seller was Alexander Gordon Polofsky, and the buyers were David C. Surabian and Kelly J. Surabian.

141 Deerfield Lane sold for $1,310,000 on Aug. 14. The sellers were Robert M. Christian and Jacob Christian, and the buyer was Laura C. Joyce.

28 Lantern Lane sold for $693,000 on Aug. 14. The seller was Gaetano R. Polizio, and the buyers were Adam E. McLaughlin and Rebecca McLaughlin.

127 Kings Street sold for $625,000 on Aug. 17. The seller was Jason Chubbs, and the buyers were Fatjon Kociraj and Maria Lalai.

NEIGHBORHOOD BREAKDOWN Deerfield Lane accounted for two of the six priced sales, at 120 Deerfield Lane ($1,751,600) and 141 Deerfield Lane ($1,310,000), both among the period's top three transactions. By price tier, one sale fell under $500,000: 13 Clapp Road at $465,000. Two sales fell between $500,000 and $1 million: 127 Kings Street ($625,000) and 28 Lantern Lane ($693,000). Three sales exceeded $1 million: 141 Deerfield Lane, 120 Deerfield Lane and 37 Cervelli Farm Drive.

MARKET NOTES Bedroom, bathroom and square-footage figures were not available in the deed data for any property, so no price-per-square-foot comparisons could be made. Of the 11 total deeds recorded, five were nominal-consideration transfers rather than market sales. Four of those five show matching grantor and grantee surnames paired with "TR" designations, consistent with transfers into trusts: 12 Old Cross Street (Hirsch to Hirsch, as trustees), 423 Cedar Street (Rogier to Rogier, as trustees), 117 Woodland Drive (Romano to Romano, as trustees) and 57 Pine Island Road (Watt and Kelly to Watt and Kelly, as trustees).
