Hanson August Sale Prices Span $215 To $875 With Median At $636

HANSON -- Twelve property deeds were recorded in Hanson between Aug. 14 and Sept. 12, but only five carried a disclosed sale price, according to Plymouth County Registry of Deeds records, with several of the undisclosed transfers moving property within the same family.

MARKET OVERVIEW The registry recorded 12 transfers during the period. Five listed a consideration amount, ranging from $215 to $875, with a median of $636 among those five. The other seven deeds, including four that moved property between members of the same family or into a family trust, listed no price. Twelve recorded deeds in a four-week span is a notable count, but with price disclosed on fewer than half of them, the data supports only a partial read on where the market stands.

TOP SALES The highest-priced recorded transfer was 7 Elm Pl, which sold for $875 on Aug. 20. Seller Elm Place LLC conveyed the property to the Raymond Family Revocable Trust, with Edwin F. Raymond as trustee.

321 Birchbark Dr sold for $830 on Aug. 17. Sellers Jacquelyn Knorr and Peter Valenzuela conveyed the property to buyer Weijie Xie.

252 Gorwin Dr sold for $636 on Aug. 26. Sellers Jake T. McInerney and Olivia Benevides McInerney conveyed the property to buyers Stephanie Naughton and Joseph Bisbee Sr.

86 Whitman St sold for $620 on Aug. 26. Sellers E. Timothy Murray and Genine M. Murray, both listed as trustees, conveyed the property to buyers Stephanie Layou and Paul Taylor.

91 Snow St sold for $215 on Aug. 21. Seller Ikeon Realty LLC conveyed the property to buyer Brookside Realty LLC.

NEIGHBORHOOD BREAKDOWN Two streets each recorded two transfers during the period. Birchbark Drive saw the $830 sale of 321 Birchbark Dr to Weijie Xie on Aug. 17, alongside a same-day transfer of 188 Birchbark Dr from Kevin J. and Linda M. Mulrey to Kevin J. Mulrey and Linda Mulrey as trustees, with no price disclosed. Whitman Street saw the $620 sale of 86 Whitman St on Aug. 26, alongside a transfer of 0 Whitman St from Mickginn Properties LLC to buyer Drew Linehan on Aug. 21, also with no price disclosed.

Among the five disclosed-price sales, one fell under $300 (91 Snow St, $215), two fell in the $600 to $700 range (86 Whitman St, $620, and 252 Gorwin Dr, $636), and two exceeded $800 (321 Birchbark Dr, $830, and 7 Elm Pl, $875).

MARKET NOTES Four of the 12 deeds recorded during the period were transfers within the same family or into a trust, each without a disclosed price: 871 Main St, where Matthew Luis Rivera added Melissa Maria Rivera as co-owner; 117 E Washington St, where Patrick S. and Catherine M. Thurston transferred the property to Catherine M. Thurston alone; 95 Steven St, where Stephen M. and Dorothy E. Amico moved the property into a trust in their own names as trustees; and 188 Birchbark Dr, where Kevin J. and Linda M. Mulrey did the same.

Two recorded parcels, 0 Baker St and 0 Whitman St, carry a "0" street number, consistent with vacant land records; neither listed a disclosed price. Elko Construction Corp. appears as seller on two deeds during the period, the 0 Baker St parcel and one unaddressed Hanson parcel, both without disclosed price.
