Hanson Home Sale Prices Range Widely With $620,000 Median in August

HANSON -- Thirteen property transfers were recorded in Hanson between Aug. 14 and Sept. 12, with sale prices ranging from $25,000 to $875,000 among the seven transactions that included a recorded price.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 13 total property transfers recorded for Hanson during the period. Of those, seven included a recorded sale price, ranging from $25,000 to $875,000, with a median of $620,000. The remaining six transfers were recorded for nominal consideration, typically $10 or less, and are not counted as market sales. Based on raw count alone, seven priced sales in a four-week span is a modest but not unusual volume for a town of Hanson's size.

TOP SALES The highest-priced transaction was 7 Elm Place, which sold for $875,000 on Aug. 20. The seller was listed as Elm Place LLC, and the buyer was the Raymond Family Revocable Trust, with Edwin F. Raymond as trustee. Bed, bath and square footage figures were not available in the deed data.

321 Birchbark Drive sold for $830,000 on Aug. 17. The sellers were Jacquelyn Knorr and Peter Valenzuela, and the buyer was Weijie Xie.

252 Gorwin Drive sold for $636,900 on Aug. 26. The sellers were Jake T. McInerney and Olivia Benevides McInerney, and the buyers were Stephanie Naughton and Joseph Bisbee Sr.

867 Whitman Street sold for $620,000 on Aug. 26. The sellers were E. Timothy Murray and Genine M. Murray, both listed as trustees, and the buyers were Stephanie Layou and Paul Taylor.

91 Snow Street sold for $215,000 on Aug. 21. The seller was Ikeon Realty LLC, and the buyer was Brookside Realty LLC.

NEIGHBORHOOD BREAKDOWN Whitman Street recorded two transfers during the period: 867 Whitman Street sold for $620,000, while a separate parcel at 0 Whitman Street sold for $75,000 on Aug. 21, with Mickginn Properties LLC as seller and Drew Linehan as buyer. Birchbark Drive also saw two transfers: the $830,000 sale at 321 Birchbark Drive, and a nominal-consideration transfer at 188 Birchbark Drive involving Kevin J. and Linda M. Mulrey, who transferred the property to themselves as trustees. By price tier, three priced sales fell under $500,000 (91 Snow Street, 0 Whitman Street and 0 Baker Street, the latter at $25,000 between Elko Construction Corp and Robert J. and Cathy J. Barnes), while four fell between $500,000 and $1 million (Gorwin Drive, Whitman Street, Elm Place and Birchbark Drive). No priced sales exceeded $1 million.

MARKET NOTES Six of the 13 recorded transfers carried nominal consideration rather than a market sale price. Of those, five show shared surnames or trustee designations between grantor and grantee, consistent with within-family or trust-related transfers: 871 Main St. (Rivera), 226 Spring St. (Power), 117 E. Washington St. (Thurston), 95 Steven St. (Amico) and 188 Birchbark Drive (Mulrey). A sixth nominal transfer, an unaddressed Hanson parcel from Elko Construction Corp. to Daniel R. and Shanna L. Hatch, does not show a shared surname or trust designation in the names provided. Limited liability companies and a construction corporation appear as sellers or buyers in several transactions, including Elm Place LLC, Ikeon Realty LLC, Brookside Realty LLC, Mickginn Properties LLC and Elko Construction Corp., which was listed as seller in two separate transfers during the period. No bed, bath or square footage data was available in the deed records, so no price-per-square-foot comparisons can be made.
