Hingham Home Sale Prices Span Wide Range From $401 To $980 This Period

HINGHAM -- Hingham recorded 12 property transfers between Aug. 14 and Sept. 12, but only five of those deeds listed a sale price, leaving most of the period's real estate activity without a public dollar figure attached.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 12 total property transfers in Hingham during the period. Of those, five carried a disclosed consideration amount, ranging from $401 to $980, with a median of $749. The remaining seven deeds, more than half the total, listed no sale price, which is common for certain deed types and does not necessarily reflect the property's market value. With five of 12 transfers disclosing a price, the raw sales count of 12 reflects a full month of deed activity in Hingham, but the low disclosure rate limits any broader read on pricing trends for the period.

TOP SALES 491 Cushing St. sold for $980 on Aug. 20. The seller was listed as Helen A. Bellenoit; the buyers were Shpetim Ymeri and Melisa Sherifi. 215 Gardner St. sold for $950 on Aug. 24. Gardner Street LLC sold the property to MSA Gardner LLC. 200 Cushing St. sold for $749 on Aug. 20. The seller was listed as the Leslie A. Schneiderhan Revocable Trust, with Leslie A. Schneiderhan as trustee; the buyers were Maura Silverio and Justin Silverio. 156 Fort Hill St. sold for $580 on Aug. 24. Polly Griffin sold the property to Jason Zagami and Amanda Marie Zagami. 246 North St. sold for $401 on Aug. 21. The seller was listed as Wilmington Savings Fund Society, FSB, acting by attorney; the buyer was Bridgette Minicus.

Beds, baths and square footage were not available in the deed data for any of these transfers.

NEIGHBORHOOD BREAKDOWN Cushing Street accounted for two of the five disclosed sales this period, at 491 Cushing St. ($980) and 200 Cushing St. ($749). Central Street also saw two transfers, at 33 Central St. and 25 Central St., though neither disclosed a price; both properties were acquired by the same buyer, Central Street LLC, from South Central LLC and from Gregory E. McKee as trustee of a realty trust, respectively. Among the five disclosed sales, one fell under $500 (246 North St. at $401), two fell in the $500-to-$800 range (156 Fort Hill St. and 200 Cushing St.), and two exceeded $900 (215 Gardner St. and 491 Cushing St.). The remaining seven transfers, at 8 Riverview Rd., 111 Wompatuck Rd., 17 Berkley Cir., 7 Amber Rd., 33 Central St., 30 Spring St. and 25 Central St., did not disclose a price and are not reflected in the tier breakdown.

Gardner, as trustee of the Gardner Investment Trust, to Timothy and Lindsay Mullaney; 200 Cushing St. from the Leslie A. Schneiderhan Revocable Trust; and both Central Street transfers involving Central Street LLC as buyer.
