EAST BRIDGEWATER -- Eight recorded home sales in East Bridgewater between Aug. 21 and Sept. 19 ranged from $490,000 to $975,000, with a median price of $639,750, according to Plymouth County Registry of Deeds records. Three additional recorded transfers carried only nominal consideration and are not counted as market sales.

MARKET OVERVIEW

The registry recorded 11 total property transfers in the period, but only eight carried a disclosed sale price; those eight ranged from $490,000 to $975,000, with a median of $639,750. Three of the 11 recordings had no sale price attached, which is typical of deed data and usually reflects a lag before pricing appears in registry records, not a withheld figure. Eight priced sales in roughly a four-week window is a moderate volume for the town; the data alone does not indicate whether this is more or less active than other recent periods.

TOP SALES

The highest-priced sale was 80 Northridge Dr., which sold for $975,000 on Aug. 28. Cheryl L. and Robert P. Maguire sold the property to Daniel and Julie Chisholm. The second-highest sale was 333 Summer St. at $785,000 on Aug. 28; the seller was listed as Deborah A. McDonnell, trustee of the Dailey Family Realty Trust, and the buyers were Christopher and Nicole Dalessandro. Third was 484 Bedford St. at $700,000 on Aug. 25, sold by George A. Millett, trustee of the Bedford Street Realty Trust, to CMB Classics LLC. Fourth was 529 Crescent St. at $650,000 on Aug. 28, sold by Joshua D. and Julie M. Bartus to Tyler M. Little and Verinita Edwards. Fifth was 710 Summer St. at $629,500 on Aug. 31, sold by Andrew M. and Kimberly Roy to Gregory M. and Kimberly M. Osborne. Bed, bath and square-footage figures were not available in the deed data for any of these properties.

NEIGHBORHOOD BREAKDOWN

Summer Street saw two sales in the period: 333 Summer St. at $785,000 and 710 Summer St. at $629,500. Crescent Street also had two recorded transfers, but only one was a priced sale, 529 Crescent St. at $650,000; the other, at 33 Crescent St., was a nominal-consideration transfer and is addressed separately below. By price tier, one sale fell under $500,000 (49 Harmony Crossing at $490,000); five sales fell between $500,000 and $750,000 (1034 Plymouth St. at $549,000, 98 Hobart St. at $578,500, 710 Summer St. at $629,500, 529 Crescent St. at $650,000, and 484 Bedford St. at $700,000); and two sales exceeded $750,000 (333 Summer St. at $785,000 and 80 Northridge Dr. at $975,000).

MARKET NOTES

Two sales involved limited liability companies rather than individual buyers or sellers: 98 Hobart St. was sold by Pintos Homes LLC to Ryan P. and Amy L. Pickering, and 484 Bedford St. was sold to CMB Classics LLC by a trust. Two of the priced sales, 333 Summer St. and 484 Bedford St., involved a trust as the seller, though in both cases the buyers do not share the trust's name, indicating these were sales to unrelated parties rather than internal family transfers. Separately, three recorded transfers in the period carried only nominal consideration and are not counted among the eight sales: 9 Johnson Farm Ln., where Daniel L. and Erika Pantano transferred the property to Daniel Lawrence Pantano and Erika Lynne Pantano as trustees; 33 Crescent St., where Jordan Hathaway and Christopher J. Shannon transferred the property to themselves as trustees under matching names; and 147 W Union St., where Antonio N. Pina and Ivanira Correia transferred the property to Antonio N. Pina. The shared names on each of these three point to transfers within the same individuals or family rather than open-market sales.
