Just three of eleven Carver deeds this month disclosed a sale price

CARVER -- Eleven property transfers were recorded in Carver during the four weeks ending Aug. 29, but only three carried a disclosed sale price, and six of the eleven were transfers among family members into trusts rather than open-market sales.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded 11 Carver property transfers between July 31 and Aug. 29, 2026. Of those, three disclosed a sale price: $250, $499 and $500, for a median of $499 among disclosed sales. The other eight transactions, a majority of the month's total, were recorded without a disclosed consideration amount, which is common for deed records and does not necessarily reflect the property's market value. Because most filings lacked a price, the 11-transaction count offers limited insight into pricing trends this period; it is presented here as a record of recorded activity rather than a gauge of market strength.

TOP SALES The highest disclosed sale was 10 Woodhaven St, which sold for $500 on Aug. 10. Salvatore M. Pergola was the seller; Madeline Berio and Devin Lynch were the buyers. Bed, bath and square footage figures were not available from the deed record. 40 Wareham St sold for $499 on Aug. 4, with Derek A. Maksy listed as buyer; no seller name was included in the record. 62 Crystal Lake Dr sold for $250 on Aug. 7. Melanie A. Beach (listed in the deed as both Beaach and Beach, and as administratrix of the estate) was the seller; Jeash Real Estate LLC was the buyer.

NEIGHBORHOOD BREAKDOWN Canterbury Path recorded two transactions this period: 6 Canterbury Path (Aug. 6) and 1 Canterbury Path (Aug. 3), both transfers from individual family members into trusts bearing the same surnames, Foster and Horta, respectively. No other street had more than one recorded transfer. By price tier, the three disclosed sales all fell under $500: $250, $499 and $500. The remaining eight transfers, at Russell Holmes Way, S Main St, Snappit Rd, Pine Way, Plymouth St and Rogers St, carried no disclosed price and cannot be sorted into a price tier.

MARKET NOTES The month's clearest pattern was in transaction type rather than price. Six of the 11 recorded transfers, at S Main St, Russell Holmes Way, Canterbury Path (6), Pine Way, Plymouth St and Canterbury Path (1), moved property from individuals to trusts or entities carrying the same family names, consistent with estate planning rather than a change in ownership. Two additional transfers, 62 Crystal Lake Dr and 22 Snappit Rd, went to limited liability companies, Jeash Real Estate LLC and Bluefrog Bogs LLC, respectively, neither of which disclosed a price. Only three of the 11 transfers, Woodhaven St, Wareham St and Crystal Lake Dr, appear to be sales between unrelated parties with a disclosed price. No square footage, bed or bath data was available in any deed record this period, so no price-per-square-foot comparison can be made.
