KINGSTON -- Eight deed transfers were recorded in Kingston between Aug. 21 and Sept. 19, with the top sale reaching $1,125,000 for a home on Fountain Knoll Lane. Five of the eight transfers carried a recorded sale price; the remaining three were nominal-consideration transfers, not market sales.

MARKET OVERVIEW Five transactions in the period carried recorded sale prices, ranging from $270,000 to $1,125,000, with a median of $740,000. Three additional transfers recorded during the same window were nominal-consideration transfers and are not included in the price range or median. With five priced sales recorded, raw volume alone does not indicate whether the period was busy or slow compared with other months, since no prior-period baseline was provided.

TOP SALES The highest-priced sale was 71 Fountain Knoll Lane, which sold for $1,125,000. Sellers were Joseph S. Napoli and Jennifer L. Napoli; buyers were Catherine MacDonald and Taylor MacDonald. Bed, bath and square-footage figures were not available.

8 Country Way sold for $780,000. The seller was listed as Kathleen I. Malloy, trustee, and the Malloy Trust; buyers were Aleksander Strakosha and Julia Blaze Krapf.

54 Cole St. sold for $740,000. The seller was the Mahoney Family Trust, with Michael J. Mahoney as trustee; buyers were David A. Sugrue and Corinne M. Sugrue.

8 Randall Rd. sold for $554,000. Sellers were Ryan P. Pickering and Amy Pickering; the buyer was Robert Jarvis.

264 Elm St. sold for $270,000. Sellers were Dominique Maribett, trustee, and Ronald L.C. Maribett; buyers were Constance A. Maribett and Wildlands Trust Inc.

NEIGHBORHOOD BREAKDOWN No street had more than one priced sale in this period; transactions were spread across Fountain Knoll Lane, Country Way, Cole Street, Randall Road and Elm Street. By price tier, one sale topped $1 million (Fountain Knoll Lane), three fell between $500,000 and $1 million (Country Way, Cole Street, Randall Road), and one was under $500,000 (Elm Street). The three nominal-consideration transfers were recorded on Pembroke Street, Riverside Drive and one address listed only as "Kingston, MA" without a street number in the dataset.

MARKET NOTES Bed, bath and square-footage data were not available for any property in this period, so no price-per-square-foot comparisons can be made. Two of the five priced sales involved a seller identified as a trust or trustee: the Mahoney Family Trust at Cole Street and the Malloy Trust at Country Way. The Elm Street sale listed Dominique Maribett as trustee among the sellers and included Wildlands Trust Inc., a land-trust organization, as a co-buyer alongside Constance A. Maribett, who shares a surname with the sellers. Among the three nominal-consideration transfers, two showed naming patterns consistent with family or trust reorganization: the Pembroke Street transfer moved from Nancy E. Silva and Roger Silva Jr. to Nancy Ellen Silva, trustee, and Roger Silva Jr., trustee, and the Riverside Drive transfer moved from Nancy E. Seiden to Trevor J. Seiden, trustee, and the Nancy E. Seiden Irrevocable Trust. The third nominal-consideration transfer, with no street address provided, moved from James T. West to Christopher B. West, a shared surname suggesting a family transfer. No conclusions can be drawn about property type (single-family, condominium or multi-family) from the data provided, since deed records in this set do not specify use type and parcel references such as "SEE BOOK" are administrative notations, not property descriptors.
