Only two of nine Marion deeds this month carried a recorded sale price

MARION -- Plymouth County Registry of Deeds records show nine property transfers in Marion recorded between July 31 and Aug. 29, but only two carried a market sale price on record, both for single-family homes under $400,000.

MARKET OVERVIEW Nine deeds were recorded in Marion during the period, but six were nominal-consideration transfers, recorded for $10,000 or less and not reflective of market value, and one sale's price has not yet reached the registry. That leaves two transactions with recorded sale prices: $330,000 and $370,000, for a range of $330,000 to $370,000 and a median of $350,000. Because only two of the nine recorded transfers represent open-market sales with price data, this period offers limited basis for judging overall market activity; the volume of nominal-consideration and estate-related filings outpaced priced sales.

TOP SALES The highest-priced transaction was 0 Cross Neck Rd, which sold for $370,000 on Aug. 6. The sellers were Kevin P. Medeiros, trustee, and Ricardo Pacheco, trustee; the buyers were Amanda N. Dion and Benjamin D. Dio. The only other recorded sale price was 61 Dexter Rd, which sold for $330,000 on Aug. 12. The seller was John A. Eklund, trustee; the buyer was James Horigan.

NEIGHBORHOOD BREAKDOWN Both priced sales, 61 Dexter Rd and 0 Cross Neck Rd, fall in the under-$500,000 tier; no sales above $500,000 were recorded this period. The remaining seven transfers, spanning Crapo Street, Mill Street, Nokomis Road, Olde Knoll Road, Oak Avenue, and Point Road, along with an unaddressed parcel, carried no market sale price and are not grouped by price tier. No street had more than one recorded transfer.

MARKET NOTES Six of the nine recorded transfers were nominal-consideration filings in which the same family names, or a named trust, appear on both the grantor and grantee lines: Asker Jonathan Wayne and Pippa Denise to the Asker Family Living Trust; Marilynne E. Gaffey to herself as trustee and the Gaffey Nokomis Road Realty Trust; Lester F. Wilkinson and Denise L. Wilkinson to Lester F. Wilkinson, trustee, and the Lester F. Wilkinson Revocable Trust; and John A. Souza Jr. and Marlene A. Souza transferring to themselves under the same names. A seventh transfer, 8 Oak Ave, moved from Laurie G. Hurley and the estate of Doris E. Grant to Steven T. Grant and David R. Grant, shared surname "Grant" and an estate designation on the grantor side. A ninth transfer, 382 Point Rd, moved from the estate of Melba E. Morss to Penelope M. Provost and Stephen J. Morss; the shared surname "Morss" appears on both sides. One transfer, an unaddressed Marion parcel from John B. and Katherine H. Howard to Lot G LLC, carried nominal consideration with no shared name pattern. With only two priced sales recorded, no price-per-square-foot or property-type comparison is possible from available data.
