Marion's Two Disclosed Sales Show A Wide Price Split This Period

MARION -- Nine property transfers were recorded in Marion between July 24 and Aug. 22, but only two listed a sale price, limiting what the deed record can say about the town's broader housing market this period.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded nine Marion property transfers during the period. Of those, seven did not disclose a sale price, a common feature of trust, estate and family transfers. The two disclosed sales ranged from $370 to $645, with a median of $507 across the pair. Because disclosed pricing covers only two of nine transactions, the raw count of nine recorded deeds is not, by itself, a reliable signal of buyer or seller activity for the period; it reflects steady deed-recording activity rather than a clear read on price direction.

TOP SALES 17 Fieldstone Lane sold for $645 on July 30. David Preston and Noelle Preston sold the property to Martin Brodeur. 0 Cross Neck Road sold for $370 on Aug. 6. Kevin P. Medeiros, trustee, and Ricardo Pacheco, trustee, sold the property to Amanda N. Dion and Benjamin D. Dio. The remaining seven deeds recorded in the period, covering addresses on Old Knoll Road, Oak Avenue, Point Road, Parlowtown Road, Dexter Road and Maple Avenue, as well as one Marion property listed without a street address, did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN No street recorded more than one transaction during the period, so no street-level clustering emerged. Of the two disclosed sales, one closed under $500 (0 Cross Neck Road at $370) and one closed above $500 (17 Fieldstone Lane at $645). The other seven transfers were spread across seven different streets with no price attached to any of them, so they cannot be sorted into price tiers.

MARKET NOTES Six of the nine deeds recorded in the period involved a grantor and grantee sharing a surname, a trust, or an estate on one or both sides of the transaction, and none of those six disclosed a sale price. They include 79 Old Knoll Road, where Lester F. Wilkinson and Denise L. Wilkinson transferred the property to Lester F. Wilkinson, trustee, and the Lester F. Wilkinson Revocable Trust; 8 Oak Avenue, where Laurie G. Hurley and the estate of Doris E. Grant transferred the property to Steven T. Grant and David R. Grant; 382 Point Road, where the estate of Melba E. Morss transferred the property to Penelope M. Provost and Stephen J. Morss; 8 Parlowtown Road, where William W. Beardsley III and Vicky S. Ticomb transferred the property to themselves as trustees; 34 Dexter Road, where William W. Carr transferred the property to himself and Jamey Carr; and 6 Maple Avenue, where Jerome Sullivan and Pamela M. Sullivan transferred the property to themselves as trustees. A seventh deed, an unaddressed Marion property, transferred from John B. Howard and Katherine H. Howard to Lot G LLC without a disclosed price. Only the Fieldstone Lane and Cross Neck Road transactions, both between unrelated buyers and sellers, disclosed consideration. Deed records do not include bedroom, bathroom or square-footage data, and none is available for this period.
