Marshfield's Two Disclosed Sales Show Wide Price Gap in July Deeds

MARSHFIELD -- Marshfield recorded seven property deeds between July 17 and Aug. 15, but only two of those transactions disclosed a sale price, limiting what the recorded data can show about the month's dollar volume.

MARKET OVERVIEW Seven property deeds were recorded in Marshfield during the four-week period. Two of the seven disclosed a sale price, ranging from $530 to $850, with a median of $690 across those two transactions. The remaining five deeds did not list a consideration amount, a pattern common to trust and estate transfers in Plymouth County deed records. Based on the raw count alone, seven recorded transfers is a modest total for a four-week window, and with only two of seven carrying a disclosed price, the data offers a limited view of dollar-volume trends this period.

TOP SALES Two of the seven transactions recorded a sale price.

24 Proctor St. sold for $850 on July 21, the higher of the two disclosed sales. Sellers John G. Cole Jr. and Katherine M. Coleman conveyed the property to buyers Paul V. Leonard and Arcely Leonard.

883 Moraine St. sold for $530 on July 17. CMK Homes LLC sold the property to Riverway Properties LLC.

The remaining five transactions did not disclose a sale price and cannot be ranked by value. They include 20 Eastward Lane, transferred July 22 from Stephen Michael Stern to Stephen Michael Stern and Amy Farrell Stern as trustees; 552 Forest St., transferred July 22 from Bonnie Lin Faust to Mark W. Williamson, as trustee, and the McNeil Irrevocable Gift Trust Subtrust; 68 Leland Road, transferred July 22 from Virginia Dolan to Matthew B. Dolan, as trustee, and an irrevocable trust; a Marshfield property transferred July 21 from Jonathan D. and Alexandra B. Witten, as trustees, to NFB Design LLC; and 40 Strawberry Farm Road, transferred July 17 from Michael B. and Patricia K. Wiltshire, as trustees, to Daniel Scott Sturtevant and Valerie Lynn Sturtevant.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name, so no street-level cluster emerged this month. By price tier, both disclosed sales fell under $1 million: 883 Moraine St. at $530 and 24 Proctor St. at $850. The five transactions without a disclosed price were spread across Eastward Lane, Forest Street, Leland Road, Strawberry Farm Road and one additional Marshfield property identified in the registry only by book and page.

MARKET NOTES Five of the seven recorded transactions involved a trust as grantor, grantee or both.
