MARION -- Nine property transfers were recorded in Marion between June 26 and July 25, but sale prices were disclosed in only three of them, limiting what conclusions can be drawn about the broader market this period.

MARKET OVERVIEW Nine sales were recorded during the period. Of those, three included a disclosed sale price, ranging from $595 to $975, with a median of $610 among the disclosed transactions. The remaining six deeds did not include a consideration amount, which is common for family and trust transfers. Based on total recorded volume, nine transactions is a modest but not unusual count for a one-month period in a town of Marion's size. With two-thirds of sales carrying no price data, the period cannot be characterized as active or quiet in dollar terms based on this dataset alone.

TOP SALES Of the transactions with disclosed prices, the highest was 490 Point Rd, which sold for $975 on July 2. The seller was listed as Laura Tobin, also known as Laura Ketchum, as trustee, and the buyer was James Spader, as trustee of the James Spader Living Trust. The next-highest disclosed sale was 492 Delano Rd, which sold for $610 on June 26; the seller was Peter L. Borsari, as trustee, and the buyers were Samantha and Alexander Petrosino. The third disclosed sale, 285 County Rd, sold for $595 on June 29; the seller was Dmytro Dondyk, and the buyers were Stephanie and Maria Dondyk. The remaining six sales in the period did not disclose a price and cannot be ranked among these.

NEIGHBORHOOD BREAKDOWN Point Road and Delano Road each accounted for two of the nine recorded sales. On Point Road, 490 Point Rd sold for $975 while 663 Point Rd sold with price not disclosed. On Delano Road, 492 Delano Rd sold for $610 while 548 Delano Rd sold with price not disclosed. The remaining five sales were spread across five different streets -- Cottage Street, Lewis Street, County Road, Cross Neck Road and Olde Logging Road -- with one transaction each, showing no further street-level concentration.

MARKET NOTES Four of the nine recorded transfers involved a grantor and grantee sharing the same surname, consistent with a family or trust-related transfer rather than an open-market sale: 11 Cottage St (Patricia Nicholson to the Patricia Nicholson Revocable Trust), 663 Point Rd (Oliver S. and Helene C. Sughrue to themselves as trustees), 81 Lewis St (Kathleen M. and Jeffrey C. Egger to themselves as trustees), and 285 County Rd (Dmytro Dondyk to Stephanie and Maria Dondyk). None of these four disclosed a sale price except 285 County Rd, which listed $595. Separately, 548 Delano Rd was sold by Christopher J. and Caitlin S. Sylvia to Four CS Coastal Rentals LLC, an entity buyer, with no price disclosed. Two other transactions, 490 Point Rd and 174 Cross Neck Rd, involved trusts on both the grantor and grantee side but with different family names, indicating sales between unrelated parties rather than internal family transfers.
