Nearly All August Marshfield Property Sales Recorded Without Disclosed Prices

MARSHFIELD -- Eleven property transfers were recorded at the Plymouth County Registry of Deeds for Marshfield between Aug. 14 and Sept. 12, but sale prices were disclosed in only two of those deeds, both under $1,000, leaving most of the period's real estate activity without a public price record.

MARKET OVERVIEW Eleven sales were recorded during the four-week period. Of those, only two deeds listed a sale price: $610 for 71 Puddle Wharf Lane and $700 for a condominium unit at 4 Red Pony Path. Based on those two figures, the median disclosed sale price was $655. That range and median reflect just 2 of the 11 transactions and are not representative of typical home values in town. The raw count of 11 recorded deeds over four weeks is a steady, if modest, volume based on the count alone; the data does not include prior-month or year-ago figures for comparison.

TOP SALES The Seasons Condominiums unit at 4 Red Pony Path, Unit 26, Building G, sold for $700 on Aug. 14. Richard A. Mosca, trustee of the Mosca Family Trust, sold the unit to Jefferson O. LeStage and William James LeStage. Beds, baths and square footage were not available in the deed record.

71 Puddle Wharf Lane sold for $610 on Aug. 18. Emily A. Perry sold the property to Susan G. Heger and Michael P. Heger.

The remaining nine transactions recorded in the period did not include a disclosed sale price. Among them: 154 Partridge Brook Circle, sold Aug. 18 by Paul J. and Ellen M. Birkmeyer to Kathleen M. Williams, trustee, and Walter F. Williams, trustee; 36 Dundee Drive, sold Aug. 18 by Mary E. McKenna to Barbara and David Johnson; and 58 Shermans Waye, sold Aug. 14 by Kristine E. Broderick, trustee of the Stark Irrevocable Trust, to Christopher W. Orlando.

NEIGHBORHOOD BREAKDOWN Brighton Street accounted for two of the period's 11 deeds. Bernadette Freiberger (recorded as Bernadette M. Freiberger in one deed) transferred 33 Brighton St. on Aug. 17 and 27 Brighton St. on Aug. 18, both to Sharon M. Drewicz, trustee. Neither deed disclosed a price. No other street had more than one recorded transfer in the period.

By price tier, the two disclosed sales, $610 and $700, fall far below typical home values and cannot be used to characterize neighborhood-level pricing. The other nine transactions, spanning Partridge Brook Circle, Dundee Drive, Roosevelt Road, South River Street, Flames Road, Shermans Waye and Red Gold Farm Road, carry no price data at all.

MARKET NOTES Nine of the 11 recorded transfers, 82%, did not disclose a sale price, a pattern common in registry data for trust and estate-related transfers. Several of the period's deeds appear to keep property within the same family: 27 Roosevelt Road moved from Arleen E. Bonito, trustee, and the Elizabeth J. Madden Living Trust, to Arleen E. Bonito, trustee, and the Arleen E. Bonito Inheritance Trust. At 93 Flames Road, Daniel O. Balconi and Marilyn J. Balconi, as trustees, transferred the property to Daniel O. Balconi and Marilyn J. Balconi individually. At 485 South River St., Deborah A. Kresge and Debra A. Scheidell transferred the property to Richard L. Kresge and Deborah Antoinette Kresge. These deeds are noted here as a pattern in the data; the registry record does not indicate the reason for the transfers.

Property types varied: one condominium unit (Seasons Condominiums, 4 Red Pony Path), one vacant lot (29 Red Gold Farm Road, Lot 16, sold by North Duxbury LLC to Brian R. Meyers and Rachael F. Meyers), and the remainder listed as standard deed-book property records without unit designations. No beds, baths or square footage figures were available from the deed data for any property in the period.
