Marshfield's priced home sales climb toward $1 million median this period

MARSHFIELD -- Five recorded deeds carried market sale prices in the four weeks ending Sept. 12, topped by a $1,751,816 purchase on Red Gold Farm Road, while four additional transfers recorded for nominal consideration reflected family or trust-related changes in ownership rather than market sales.

MARKET OVERVIEW Nine deeds were recorded in Marshfield between Aug. 14 and Sept. 12, but only five carried a disclosed sale price; the other four were nominal-consideration transfers and are excluded from price calculations. Among the five priced sales, prices ranged from $610,000 to $1,751,816, with a median of $1,010,000. With just five priced transactions in the window, the raw count suggests a quiet period for arm's-length sales, though four more properties changed hands through nominal-consideration transfers.

TOP SALES The highest-priced sale was 29 Red Gold Farm Road, Lot 16, which sold for $1,751,816 on Aug. 14; North Duxbury LLC sold the property to Brian R. and Rachael F. Meyers. Beds, baths and square footage were not available in the deed record.

154 Partridge Brook Circle sold for $1,050,000 on Aug. 18; Paul J. and Ellen M. Birkmeyer sold the property to Kathleen M. Williams, trustee, and Walter F. Williams, trustee.

58 Shermans Waye sold for $1,010,000 on Aug. 14; Kristine E. Broderick, trustee, and the Stark Irrevocable Trust sold the property to Christopher W. Orlando.

18 Liberty Road sold for $810,000 on Aug. 14; Kenneth P. and Jacquelyn C. Hurley, as trustees, sold the property to Kasey Burke and Brian Stewart.

71 Puddle Wharf Lane sold for $610,000 on Aug. 18; Emily A. Perry sold the property to Susan G. and Michael P. Heger.

NEIGHBORHOOD BREAKDOWN Brighton Street saw two nominal-consideration transfers in the period: 27 Brighton St. and 33 Brighton St. both moved from Bernadette Freiberger (listed as Bernadette and Bernadette M. Freiberger across the two deeds) to Sharon M. Drewicz, trustee, on consecutive days, Aug. 17 and Aug. 18. No other street had more than one recorded transaction.

By price tier among the five market sales: two fell in the $500,000-to-$1 million range (71 Puddle Wharf Lane at $610,000 and 18 Liberty Road at $810,000); three exceeded $1 million (58 Shermans Waye at $1,010,000, 154 Partridge Brook Circle at $1,050,000, and 29 Red Gold Farm Road at $1,751,816). Balconi as trustees to Daniel O. and Marilyn J. Balconi individually, and the S River Street transfer moved among parties sharing the Kresge surname. The Brighton Street transfers involved a buyer identified as a trustee, Sharon M. Drewicz, TR. Beds, baths and square footage were not available in deed records for any property, so no price-per-square-foot comparisons could be made this period.
