Marion sale prices range from $25,000 to $3.95 million this period

MARION -- Eleven property transfers were recorded at the Plymouth County Registry of Deeds for Marion between July 17 and Aug. 15, but only five carried a disclosed sale price, with the top transaction reaching $3.95 million.

MARKET OVERVIEW Of the 11 recorded transfers, five included a sale price, ranging from $25,000 to $3,950,000, with a median of $2,700,000. Five additional transfers were recorded for nominal consideration, typically $1 or $10, and are not counted as market sales; these generally reflect transfers into trusts or among family members based on matching names on the deeds. One additional transfer, at 382 Point Rd., involving an estate, has no price yet on record. With only five priced sales in a one-month window, the raw count suggests a quiet period for market-rate transactions, though the values recorded were high relative to the town's range.

TOP SALES The month's highest recorded sale was 85 Moorings Rd., which sold for $3,950,000 on July 21. The seller was Mount Auburn Hospital; the buyers were McLean Holding Trust and Andrew D. McLean, trustee. Beds, baths and square footage were not available.

At 414 Point Rd., the property sold for $3,150,000 on July 20. Sellers Mary S. Notman and William B. Notman transferred the property to Henry Paul Zellweger and Elizabeth A. Stewart, both as trustees.

At 14 Vine St., the property sold for $2,700,000 on July 23. The seller was Kevin M. Meuse, trustee of the Fourteen Vine Street Nominee Trust; the buyer was Enid L. Starr, trustee of the Vine Street Realty Trust.

At 17 Fieldstone Lane, the property sold for $645,000 on July 30. Sellers David and Noelle Preston sold to Martin Brodeur.

A Marion property, recorded without a specific street address, sold for $25,000 on July 30. The seller was Heather Ann Hartley; the buyers were Geoffrey Chasin and Stella Owen.

NEIGHBORHOOD BREAKDOWN Point Road saw two recorded transfers this period: 414 Point Rd., which sold for $3,150,000, and 382 Point Rd., an estate transfer for which a price is not yet available. No other street had more than one transfer. By price tier among the five sales with recorded prices: one sale fell under $500,000 ($25,000); one fell in the $500,000 to $1 million range ($645,000); and three exceeded $1 million ($2,700,000, $3,150,000 and $3,950,000).

MARKET NOTES Trusts were involved on one or both sides of several transactions this period, both among the priced sales and the nominal-consideration transfers. Three of the five priced sales, at 14 Vine St., 85 Moorings Rd. and 414 Point Rd., had a trust as buyer, seller or both. Separately, five of the 11 total recorded transfers were nominal-consideration transactions in which the grantor and grantee shared a surname or the grantee was identified as a trust bearing the same family name, including transfers at 8 Parlowtown Rd., 34 Dexter Rd., 6 Maple Ave., 114 Allens Point Rd. and 61 Allen St. No square footage or bedroom/bathroom data was available for any transaction, so no price-per-square-foot comparisons can be made. One institutional seller, Mount Auburn Hospital, appeared in the dataset at 85 Moorings Rd.
