Norwell home prices span $600,000 to $2.4 million in latest sales

NORWELL -- Ten property transfers were recorded at the Plymouth County Registry of Deeds for Norwell between Aug. 21 and Sept. 19, with six carrying a disclosed sale price ranging from $600,000 to $2.399 million. The remaining four were nominal-consideration transfers, which are not market sales.

MARKET OVERVIEW

Of the 10 recorded transfers, six included a sale price, with a low of $600,000 and a high of $2,399,000. The median sale price among those six is $1,267,500. Four other transfers were recorded for nominal consideration (under $10,000) and are excluded from the price range and median because they do not reflect market value. Based on the raw count, six priced sales in a roughly four-week window is a modest but active showing for a town of Norwell's size; the data does not support characterizing the period as unusually brisk or slow beyond that count.

TOP SALES

5 Harbor Lane sold for $2,399,000 on Aug. 21. The seller was ALR Homes LLC; the buyers were Colleen M.D. Somich, trustee, and Philip J. Somich, trustee.

15 Homestead Farm Drive sold for $1,990,000 on Aug. 25. The sellers were Robert W. Emsing Jr., trustee, and Elizabeth W. Emsing, trustee; the buyers were Thomas J. Gray and Hayley Gray.

47 Fords Crossing sold for $1,545,000 on Aug. 25. The sellers were Kenneth J. Poletti, trustee, and Cornelia Q. Poletti, trustee; the buyer was George Hatzopoulos, trustee of a revocable trust.

4 Pleasant Street sold for $990,000 on Aug. 21. The sellers were Jeremy N. Ford and Amina A. Ford; the buyers were Roland Soos and Diana Bogacs.

59 Stetson Road sold for $950,000 on Aug. 26. The seller was Susan I. Sulc; the buyer was Stetson Road LLC.

NEIGHBORHOOD BREAKDOWN

No street in this period recorded more than one priced sale, so no street-level cluster emerged. By price tier: one sale fell in the $500,000 to $1 million range at the low end, 446 Grove Street at $600,000; two more sales landed in that same tier, 59 Stetson Road at $950,000 and 4 Pleasant Street at $990,000. Three sales exceeded $1 million: 47 Fords Crossing at $1,545,000, 15 Homestead Farm Drive at $1,990,000 and 5 Harbor Lane at $2,399,000. No sales were recorded below $500,000.

Buyer entities in this period included individuals, trusts and at least one LLC, Stetson Road LLC, which purchased 59 Stetson Road. Four of the 10 recorded transfers were nominal-consideration transactions rather than market sales. Two of those appear to involve the same parties restructuring ownership into a trust based on shared names: Erica E. Bayly transferring 493 Mount Blue Street to Erica E. Bayly, trustee, and Charles Edward Krastin and Leigh Ann Krastin transferring 219 Brigantine Circle to themselves as trustees. A third nominal-consideration transfer, the Eshelman transaction, and a fourth, the Higgins transaction on Holly Berry Trail, also involve matching surnames between seller and buyer. The deed data does not indicate the reason for any of these transfers.
