Norwell Home Prices Span Wide Range as Disclosures Remain Scarce in August

NORWELL -- Nine residential property transfers were recorded in Norwell between July 31 and Aug. 29, 2026, with sale prices disclosed on only three of the nine transactions; the highest recorded figure was $901 at 17 Old Meeting House Lane.

MARKET OVERVIEW Nine deeds were recorded during the period, a moderate volume for a single month in a small town. Of those, six carried no disclosed consideration, leaving only three transactions with reported prices. The price range among disclosed sales ran from $500 to $901, with a median of $799. Because six of nine sales carried no price, the median and range reflect a narrow slice of activity and should be interpreted with caution.

TOP SALES The highest disclosed price in the period was $901, recorded July 31, for the property at 17 Old Meeting House Lane. Sellers were Deborah A. Kearney and Mary P. Kearney; buyers were Richard Esposto Jr. and Adrienne Esposto. The second-highest disclosed sale was 59 First Parish Road, which sold Aug. 7 for $799. Eireann J. Connolly and Karen Connolly were the sellers; Robin Dienel and Brendan Michael were the buyers. The property at 262 Mt. Blue St. recorded the lowest disclosed price of the period at $500, selling July 31 from Charles K. McKitrick and Rosemary McKitrick to Trigoss Homes LLC.

NEIGHBORHOOD BREAKDOWN Two of the nine sales occurred on Old Meeting House Lane: 17 Old Meeting House Lane at a disclosed price of $901, and 54 Old Meeting House Lane at a price not disclosed, the latter transferring from the James R. Russell Revocable Trust, with Lisa J. Russell as trustee, to Emily Fluke and Caroline Henry. The remaining seven sales were distributed across seven distinct streets, including First Parish Road, Loring Drive, Laurelwood Drive, Mt. Blue Street, Hoop Pole Lane, Stony Brook Lane, and Hemlock Drive, with no other street appearing more than once. Among the three disclosed-price transactions, two fell in the $799-to-$901 range and one at $500.

MARKET NOTES The buyer at 262 Mt. Blue St. was Trigoss Homes LLC, a corporate entity, distinguishing that transaction from the eight others, which involved individual buyers. The sale at 24 Laurelwood Drive involved sellers identified as trustees, Walter F. Williams and Kathleen M. Williams, suggesting a trust instrument; no price was disclosed. Six of nine transfers carried no disclosed consideration, which limits the ability to draw price-trend conclusions from this dataset alone.
