NORWELL -- Ten properties changed hands in Norwell between July 17 and July 27, according to Plymouth County Registry of Deeds records, but only half the transactions included a disclosed sale price. Among those five, prices ranged from $520,000 to $804,000, with a median of $720,000.

MARKET OVERVIEW Deed records show 10 recorded sales over an 11-day span, all dated between July 17 and July 27. Five of those transactions listed a consideration amount; the other five did not, which is common for certain deed types and not necessarily an indicator of market conditions. Among the five disclosed sales, prices ranged from a low of $520,000 to a high of $804,000, with a median of $720,000. Ten transactions clustered inside a two-week window represents a steady pace of recorded activity for the town, based on the raw count alone.

TOP SALES The highest-priced disclosed sale was 52 Gerard Rd, which sold for $804,000 on July 17. Kevin Morris and Taylor Johnston Morris were the sellers; Christian A. Flaherty and Lauren C. Flaherty were the buyers. At 177 High St, the sale price was $730,000, recorded July 24. Rahul Chauhan and Kalpna Singh sold to Charanya Rajagopalan and Ravi Kishore Janjanam. 95 Tiffany Rd sold for $720,000 on July 27. David Bauer and Molly Bauer were the sellers; Sean Patrick Irving and Meghan Elizabeth Caffrey were the buyers. 47 Old Oaken Bucket Rd sold for $591,000 on July 22. The sellers, Patricia A. Leary and Kristin Malm, are listed as trustees; Stephen J. O'Donnell and Gayle A. O'Donnell were the buyers. 21 Norwell Ave sold for $520,000 on July 17. The deed lists JC Marley LLC as seller and Norwell Driftwood LLC as buyer.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no single-street clustering emerged. By price tier among the five disclosed sales: two fell under $600,000 (47 Old Oaken Bucket Rd at $591,000 and 21 Norwell Ave at $520,000); two fell between $600,000 and $800,000 (95 Tiffany Rd at $720,000 and 177 High St at $730,000); and one exceeded $800,000 (52 Gerard Rd at $804,000).
