Hanover Deed Activity Shows Few Priced Sales Amid Wave of Trust Transfers

HANOVER -- Nine property transfers recorded at the Plymouth County Registry of Deeds between Aug. 21 and Sept. 19 included just two sales with prices currently on file, while the remaining seven were nominal-consideration transfers, most appearing to move property into family trusts.

MARKET OVERVIEW The registry recorded nine deed transfers in Hanover during the period. Of those, two carried recorded sale prices, ranging from $760,000 to $3,024,000. McDonough transferred the property to Ryan F. Horn and Claire M. Horn. No other transactions in the dataset carried a recorded sale price during this period.

NEIGHBORHOOD BREAKDOWN The two priced sales occurred on different streets with no overlap: Washington Street ($3,024,000) and Maplewood Drive ($760,000), placing one sale in the over-$1 million tier and one in the under-$1 million tier. The seven nominal-consideration transfers were spread across seven separate streets: Fair Acres Drive, Silver Street, Manns Drive, Cedarwood Road, an unspecified Hanover address, Deborah Road and Pine Street, with no street repeating.

MARKET NOTES Seven of the nine recorded transfers in this period were nominal-consideration transactions rather than market sales. In each of these seven cases, the grantor and grantee share a surname and the grantee is listed with a "TR" designation, consistent with a property being moved into a trust held by the same individuals: examples include Eileen M. Marshall transferring 151 Fair Acres Dr. to Eileen M. Marshall, TR, and Jeffrey R. and Angela M. Blanchard transferring 157 Silver St. to themselves as trustees. No square-footage or bedroom/bathroom data was available for any transaction in this dataset, so no price-per-square-foot comparison could be made.
