Pembroke Home Prices Cluster Near $665 Median in Late-July Sales

PEMBROKE -- Eleven deeds were recorded for Pembroke properties between July 17 and Aug. 15, but only five listed a sale price, with values ranging from $350 to $750 and a median of $665. The remaining six transactions, several of them transfers of property into family trusts, carried no disclosed consideration.

Of those, five deeds disclosed a sale price, ranging from a low of $350 to a high of $750, with a median of $665 across the disclosed sales. The other six transactions, price not disclosed, is typical for deed records and does not necessarily indicate the properties changed hands for no value. Taken on raw count alone, 11 recorded deeds over four weeks is a modest volume; the dataset does not include figures from prior periods, so no direct comparison to earlier months can be made.

TOP SALES

The highest disclosed sale was 82 Hamilton Dr., which sold for $750 on July 20. The sellers were Patrick and Catherine O'Toole, trustees, and the buyers were Gary and Amanda Laramee. At 552 Mattakeesett St., also sold July 20, the price was $725; sellers William R. Stacy Jr. and Karen P. Stacy, trustees, sold to Jordan and Jessica Zukowski. A property at 29 Andrew Dr. sold for $665 on July 23, with sellers Mary Ellen Crimi and Paul Crimi and buyer John... buyers Nicholas David Peterson and Bailey Kristan Peterson. At 15 Shady Acre Ln., sold July 24 for $660, sellers Caroline E. Doran and Robert F. Doran conveyed to buyer John Lambert. The lowest disclosed sale, 52 Pine Tree Ln., sold July 17 for $350, with seller Karen M. Stevens and buyer Matthew Mullaney.

No street recorded more than one sale with a disclosed price in this period; the five priced transactions were spread across Hamilton Drive, Mattakeesett Street, Andrew Drive, Shady Acre Lane and Pine Tree Lane. Grouped by price, four of the five disclosed sales fell in a narrow $650 to $750 range, while one, Pine Tree Lane, sold well below that cluster at $350. Six additional properties changed hands without a disclosed price: an unspecified Pembroke address, 47 School St., 11 Oletree Rd., 260 Elm St., 615 Washington St. and 16 Four Winds Dr.

Five of the 11 recorded transactions moved property from an individual owner into a trust bearing that same person's name, and none of the five disclosed a price. The other two same-name trust transfers were 260 Elm St., from R. Russell and Diane M. Geldmacher to themselves as trustees, and 16 Four Winds Dr., from William C. and Teresa M. Glover to themselves as trustees. One transaction, 615 Washington St., listed LED II LLC as seller with no buyer name or price recorded.
