Plymouth Home Prices Range Widely as Late July Sales Cluster Together

PLYMOUTH -- Fourteen deeds were recorded at the Plymouth County Registry of Deeds for Plymouth properties between July 17 and Aug. 15, with all 14 transfers dated July 17 or July 20 and no deeds recorded in the remaining three and a half weeks of the period covered.

MARKET OVERVIEW Of the 14 recorded deeds, 10 disclosed a sale price, ranging from $200 to $797, with a median of $535. Four transfers, all involving family members or trusts, did not include a disclosed consideration amount. Fourteen recorded transfers is a moderate volume of activity for the town over a roughly four-week span, but the raw count alone, without prior-month data for comparison, does not indicate whether the pace is accelerating or slowing. Notably, every recorded deed fell within the first four days of the reporting period; no transfers were recorded in the following three and a half weeks based on this data set.

TOP SALES 15 Dwight Ave. sold for $797, the highest price recorded in the period. Caralie C. Ford was the seller; James E. Brown and Erin Brown were the buyers. 101 Barnfield Dr. sold for $766. James Christopher Boudreaux and Kimberly Ann Boudreaux sold to Sean Birchall and Sarah Dello Iacono. 59 Heather Dr. sold for $603. Frances L. Campbell was the seller; Jose Alberto Bello Marin and Kelsey Damrad Marin were the buyers. 9 Hamilton St. sold for $575. Melissa Christina Murphy sold to Robert E. Gugliotta and Patricia C. Flaherty. Two properties on Turkey Trail, at 17 Turkey Trail and 15 Turkey Trail, each sold for $535. Both were sold by Pond Walk LLC, to Carly Sughrue and Michael Dozois, and to Charles Cook and Brenna Becotte, respectively.

NEIGHBORHOOD BREAKDOWN Turkey Trail accounted for two of the period's 14 sales, both sold by the same seller, Pond Walk LLC, at the identical price of $535. Pond Walk LLC also sold 17 Bumble Bee Dr. for $500, meaning three of the 10 disclosed-price sales, and three of the 14 total transfers, involved that single seller. By price tier among the 10 disclosed sales: two fell under $500 ($200 and $486); five fell between $500 and $600 ($500, $513, $535, $535 and $575); and three fell at $600 or above ($603, $766 and $797). No other street had more than one recorded sale in this period.

MARKET NOTES Three of the four transfers with no disclosed price were transfers within the same family or into a trust: 24 Old Beach Rd. moved from Gerry Burke to Matthew Burke as trustee and the Gerald Burke Family Irrevocable Trust; 21 Parker Dr. moved from Corinne E. McNeill to John F. McNeill Jr. and Erica M. McNeill as trustees; and 65 Kathleen Dr. moved from John R. Joseph and Barbara M. Joseph to John R. Joseph as trustee and the Barbara M. Joseph Revocable Trust. The fourth undisclosed-price transfer, 40 Acorn Trail, went from Zachary T. Fey and Deirdre A. Fey to Nancy J. Bond and Michael J. Bond, a sale between different-named parties. One additional deed, for a property listed only as "Plymouth, MA" without a street address in the registry data, sold for $513; the seller was listed as Matthew G. Boris and the estate of Stanley E. Boris, with Jarod Hollstein as buyer. The period's lowest disclosed price, $200 for 12 Saint Charles Ave., involved a sale from James E. Murnaghan to Saint Charles Ave LLC. Bed, bath and square-footage figures were not available in the deed records for any property in this data set.
