Plympton Sale Prices Hold Tight Range From $565 To $769 In Period

PLYMPTON -- Seven residential property transfers were recorded in Plympton between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $565 to $769 and Prospect Road accounting for three of the seven transactions.

MARKET OVERVIEW Plymouth County Registry of Deeds records show seven property transfers in Plympton during the period. Six of the seven carried a disclosed consideration amount, ranging from $565 to $769, with a median sale price of $685. The raw count of seven sales offers a limited sample, and without prior-period figures for comparison, the pace cannot be characterized as active or quiet based on this data alone.

TOP SALES The highest-recorded sale was 25 Thomas Blanchard Drive, which sold for $769 on Aug. 27. Luis Matos was the seller; Samuel A. Reed and Courtney L. Reed were the buyers. At 9 Lake Street, the property sold for $760 on Aug. 31; Mark A. Leshefsky and Denise Leshefsky sold to Alexander Gay and Ashley Trickett. At 15 Prospect Road, the sale price was $695 on Sept. 1; Erik N. Player and Katarzyna V. Player sold to Taylor Omelia and Kimberly Gabriel. At 73 Center Street, the property sold for $675 on Aug. 18; Douglas F. Reese and Ann Reese sold to Forrest Paxton Tate. At 23 Prospect Road, the sale price was $650 on Aug. 31; Vivian L. Lajoie sold to Todd Wayne Lajoie.

NEIGHBORHOOD BREAKDOWN Prospect Road was the most represented street in the period, with three recorded transfers: 15 Prospect Road ($695), 23 Prospect Road ($650) and 59 Prospect Road (price not disclosed). No other street had more than one recorded sale. The remaining transfers were spread across Lake Street ($760), Thomas Blanchard Drive ($769), Spring Street ($565) and Center Street ($675).

MARKET NOTES Deed records for this period do not include bedroom, bathroom or square-footage data, so no price-per-square-foot or property-type comparisons can be made. Two of the seven transfers appear to be within the same family, based on matching last names on the grantor and grantee lines: 23 Prospect Road transferred from Vivian L. Lajoie to Todd Wayne Lajoie, and 59 Prospect Road transferred from Melanie A. Cosato to Melanie A. Cosato and Shelbie L. Cosato. The 59 Prospect Road transfer was the only one of the seven with no disclosed consideration amount. Motivations behind these transfers are not stated in the deed data and are not reported here.
