Rockland Home Prices Range From $300,000 To $620,000 In Late-Summer Sales

ROCKLAND -- Nine property transfers were recorded in Rockland between Aug. 21 and Sept. 19, but only five carried sale prices in the data available so far, with the rest marked as nominal-consideration transfers rather than market sales.

MARKET OVERVIEW

Of the nine recorded transfers, five included sale prices, ranging from $300,000 to $620,000. The median sale price among those five was $545,000. The remaining four transfers were recorded at nominal consideration, typically $10 or less, and are not counted toward the price range or median because they do not reflect market sale prices. With only five priced sales in the period, the raw count is modest; four additional transfers await price data that typically appears at the registry within about a week of recording.

TOP SALES

The highest-priced sale was 57 Marks St., which sold for $620,000 on Aug. 27. The sellers were Brett E. Brown and Brett E. Minassian; the buyer was Shawn P. Jennette. Close behind, 136 Pond St. sold for $600,000 the same day; Jessica B. Christopher and Jessica L. Boidi sold to Alexandra Swirbalus. At 338 Levin Rd., the property sold for $545,000 on Aug. 21, with Donald L. Whitten and Mara Batista selling to Kyle Coen and Liana Depillo. The sale at 460 Salem St. closed at $500,000 on Aug. 26, with Raymond Young selling to Brooke Smith and Ronald Colman. The lowest of the priced sales, 26 Rice Ave., sold for $300,000 on Aug. 25; sellers Charles Ryan and Marie Shanahan, both listed as trustees, sold to Fenway Hill Group LLC.

NEIGHBORHOOD BREAKDOWN

The nine transfers were spread across nine different streets, Millbrook Drive, Marks Street, Pond Street, Nevens Circle, Salem Street, Beech Street, Rice Avenue, Reed Bent Road and Levin Road, with no street recording more than one transfer in this period. By price tier among the five sales with recorded prices: one sale fell under $500,000 (26 Rice Ave. at $300,000), and four fell in the $500,000-to-$1 million range (460 Salem St., 338 Levin Rd., 136 Pond St. and 57 Marks St.). No sales in the dataset exceeded $1 million.

MARKET NOTES

Four of the nine recorded transfers, nearly half, were nominal-consideration transfers rather than sales. Three of those show patterns consistent with family or trust transfers based on the names involved: 28 Millbrook Dr. was transferred from Denis A. and Angela J. Lyons to Denis A. Lyons TR and Angela J. Lyons TR; 319 Beech St. moved from Peter W. and Ira Kohler to Peter W. Kohler TR and Ira A. Kohler TR; and 181 Nevens Cir. was transferred from Ernest J. Dubeau Jr. and Debra A. Dubeau to Erin Mary Dubeau Cotton TR and the Dubeau Irrevocable Trust. The fourth nominal transfer, 2 Reed Bent Rd., moved from Richard T. and Susanne M. Lucero to Susanne M. Lucero alone. Among the five priced sales, one buyer, Fenway Hill Group LLC, is a business entity rather than an individual. Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period, so no price-per-square-foot comparisons can be made.
