Hanson's Top Sale Hits $808,000 While Nominal Transfers Mark the Month

HANSON -- A single-family property on West Washington Street sold for $808,000 in late August, the top recorded transaction in Hanson's latest batch of registry filings, in a period marked by an unusually high share of non-sale, nominal-consideration transfers among family members.

MARKET OVERVIEW

The Plymouth County Registry of Deeds recorded 11 property transfers in Hanson between Aug. 21 and Sept. 19. Of those, five were nominal-consideration transfers, recorded for token amounts and not counted as market sales. The remaining six transactions carried recorded sale prices ranging from $25,000 to $808,000, with a median sale price of $417,500. With six priced sales over a roughly four-week span, deed activity appears modest based on the raw count alone.

TOP SALES

The highest-priced transaction was 1006 W Washington St, which sold for $808,000 on Aug. 27. William E. Brodeur and Krista M. Brodeur sold the property to West Washington LLC.

252 Gorwin Dr sold for $636,900 on Aug. 26. Jake T. McInerney and Olivia Benevides McInerney sold to Stephanie Naughton and Joseph Bisbee Sr.

867 Whitman St sold for $620,000 on Aug. 26. E. Timothy Murray Tr. and Genine M. Murray Tr. sold to Stephanie Layou and Paul Taylor.

91 Snow St sold for $215,000 on Aug. 21. Ikeon Realty LLC sold to Brookside Realty LLC.

NEIGHBORHOOD BREAKDOWN

Whitman Street saw two transactions this period: 867 Whitman St at $620,000 and 0 Whitman St at $75,000, a wide spread suggesting the two properties differ significantly in type or scope, though deed records do not specify further. Washington Street also had two filings: the $808,000 sale at 1006 W Washington St and a nominal-consideration transfer at 117 E Washington St between Patrick S. Thurston and Catherine M.
