Rockland home prices span $373,500 to $740,000 in August sales

ROCKLAND -- Seven home sales recorded with prices in Rockland between July 31 and Aug. 29 ranged from $373,500 to $740,000, with a median of $575,000, according to Plymouth County Registry of Deeds records. An additional five deeds recorded during the period carried only nominal consideration and are not counted among market sales.

MARKET OVERVIEW The registry recorded 12 total property transfers in Rockland during the period. Of those, seven carried disclosed sale prices, ranging from $373,500 to $740,000, with a median of $575,000. The remaining five transfers were recorded for nominal consideration under $10,000 and are excluded from price calculations. With seven priced sales over a roughly four-week span, activity appears modest based on the raw count alone; no broader market comparison is available from this data.

TOP SALES The highest-priced sale was 196 Myrtle St, which sold for $740,000. Power of Five Investment Group LLC sold the property to Stephen Thomas Feeney and Lori Jean Feeney. Close behind, 373 E Water St sold for $730,000, with Precision Construction Inc. as seller and Valeria Melo as buyer. At 72 Josh Gray Rd, the property sold for $583,000; Samantha Cope King and Samantha J King sold to Timothy E. Kane. The $575,000 sale at 181 Central St saw Amos Alcius and Georgie Alexis sell to Justin and Michelle Nickerson. Rounding out the top five, 600 Market St sold for $525,000, with Tracey Derbes selling to Myrtle LLC.

NEIGHBORHOOD BREAKDOWN E Water Street saw two sales during the period: 373 E Water St at $730,000 and 313 E Water St at $373,500, the widest price gap among any street pairing in the dataset. By price tier, two sales fell under $500,000: 313 E Water St ($373,500) and 471 Union St ($450,000). Five sales fell in the $500,000-to-$1 million range: 600 Market St ($525,000), 181 Central St ($575,000), 72 Josh Gray Rd ($583,000), 373 E Water St ($730,000) and 196 Myrtle St ($740,000). No sales in the period exceeded $1 million.

MARKET NOTES Bed, bath and square-footage figures were not available in the deed records reviewed. Corporate entities appeared on both sides of several transactions: Power of Five Investment Group LLC and Precision Construction Inc. were sellers in two of the top three sales, while Myrtle LLC was a buyer at 600 Market St, pointing to some investor or builder involvement in the period's higher-end sales. Five of the 12 recorded deeds carried only nominal consideration rather than a market price. Two of those, at 8 Barstow Ln and 149 Concord St, named trusts among the parties, Hurley Darlene Kay TR and Hurley John Michael TR at the former, and Ricketson Brian A TR along with the Bodell Family Protection Trust at the latter, consistent with a trust-related transfer.
