Six of eleven Lakeville deeds this period were same-family trust transfers
LAKEVILLE -- Eleven property transfers were recorded in Lakeville during the four weeks ending Aug. 29, but only five involved a change of ownership to an unrelated buyer. The other six were transfers of a property from an owner into a trust held by that same owner, a common estate-planning move.
MARKET OVERVIEW Eleven deeds were recorded in Lakeville between July 31 and Aug. 29. Six of the eleven listed a disclosed consideration amount, ranging from $170 to $760, with a median of $447. The remaining five transfers, all of them same-owner trust transfers, listed no sale price. Because more than half the recorded deeds carried no disclosed price and several of the priced transfers were also trust-related rather than open-market sales, the raw count of eleven overstates the number of traditional buyer-seller transactions this period; five of the eleven involved a change of ownership to a party outside the seller's immediate household.

Kris Macdonald and Hailey Sass sold the property to Patrick Meleo. 2 Shore Ave. sold for $390 on Aug. 3. Sharon S. Larochelle and Todd C. Larochelle sold the property to Richard M. Desrochers and Janet K. Desrochers, listed as trustees. 19 Captains Way sold for $180 on Aug. 6. William R. Logan, as trustee of B Realty Trust, transferred the property to John R. Logan.

Under $300: 9 Second Ave. ($170) and 19 Captains Way ($180). $300 to $600: 2 Shore Ave. ($390) and 12 Juniper Rd. ($505). Over $600: 50 Cross St. ($625) and 7 Sears Island Dr. ($760). The five undisclosed-price transfers were spread across Lakeside Avenue, Fuller Shores Road, Elders Pond Drive, Bogey Way and Chrisjenn Brooke Lane.
MARKET NOTES Six of the eleven recorded deeds, at 108 Lakeside Ave., 43 Fuller Shores Rd., 2 Elders Pond Dr., 4 Bogey Way, 6 Chrisjenn Brooke Ln. and 19 Captains Way, transferred a property from an owner or owners into a trust bearing the same family name, with the grantor and grantee sharing a surname in each case. One of those, 19 Captains Way, listed a disclosed price of $180 despite the shared-name pattern. The property at 4 Bogey Way is a condominium unit at the Residences at LeBaron Hills; the remaining ten transfers are listed under individual street addresses without a condominium designation. Bed, bath and square-footage figures were not available in the deed data for any property.
