Trust and Family Transfers Dominate Hull's Recorded Deeds in August

HULL -- Nine property transfers were recorded at the Plymouth County Registry of Deeds for Hull addresses between Aug. 14 and Sept. 12, but only three carried a disclosed sale price, and most of the recordings involved property moving within the same family or into a trust rather than changing hands on the open market.

MARKET OVERVIEW Nine sales were recorded during the period. Of those, three included a disclosed consideration amount, ranging from $500 to $779, with a median of $608 among the disclosed sales. The other six transactions did not list a sale price, which is typical of deed records involving trust funding or transfers between family members rather than third-party buyers. Because two-thirds of the recorded deeds carry no price data, the raw count of nine transactions is the clearest measure of activity available this period, and it points to a steady, unremarkable pace of recording activity rather than a surge or lull. The disclosed prices themselves are too low and too few to support any conclusion about broader home values in Hull.

TOP SALES The highest disclosed sale was 9 C St., which sold for $779 on Aug. 21. Seller Thomas W. Foye transferred the property to buyers Suzanne L. Young and Kenneth L. Kiel. The second-highest disclosed sale was 36 Whitehead Ave., which sold for $608 on Aug. 27. Seller Revive Commonwealth LLC transferred the property to buyer ITR LLC. The third disclosed sale was 22 Wyola Rd., which sold for $500 on Aug. 28. Seller Paula M. Fleck, as trustee of the Paula M. Fleck Revocable Trust, transferred the property to buyers James Thorne and Nicole Kolaci. No other transactions recorded during the period included a disclosed sale price, so no additional transfers can be ranked by price.

NEIGHBORHOOD BREAKDOWN No street in this period's data had more than one recorded transfer, so there is no street-level clustering to report. Grouping instead by whether a price was disclosed: three transfers, at C Street, Whitehead Avenue and Wyola Road, carried disclosed prices between $500 and $779. Stevens and Michael T. Stevens as trustees. At 69 J St., Joseph M. Pizziferri Jr. and Susan J. Washeski, as trustee, transferred the property to themselves as trustees under updated names. And at 43 Holbrook Ave., John J. Connolly Jr. and Michelle Feehily, as trustees, transferred the property to John J. Connolly Jr. individually.
