HULL -- Hull's Registry of Deeds recorded 10 property transfers between July 17 and August 15, but sale prices were disclosed in just three of them, limiting how much the data reveals about the town's broader housing market this period.

MARKET OVERVIEW Ten property transfers were recorded in Hull during the period. Of those, three listed a sale price, ranging from $375 to $850, with a median of $785. The remaining seven deeds listed no consideration amount, consistent with transfers where a specific dollar figure is not required to be disclosed. Because 70 percent of recorded transfers carried no price, the raw count of 10 transactions alone does not indicate whether buying and selling activity was active or quiet: a majority of the deeds recorded were not open-market sales between unrelated parties but transfers where the grantor and grantee share a family name, typically into a personal trust.

Marshall. 30 Rockland Cir. sold for $785 on July 28. The seller was listed as Michael P. Barry; the buyer as Amy H. Martell, trustee, and the Amy H. Martell Revocable Living Trust. 127 Hampton Cir. sold for $375 on July 28. The seller was listed as Jonathan J. Davey, conservator, and Richard J. Nutile, by conservator; the buyer as Jeffrey R. Cox. No other transfers recorded in the period listed a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Manomet Avenue saw two transfers: 29 Manomet Ave., a transfer within the Insoft family with no price disclosed, and 26 Manomet Ave., which sold for $850. Atlantic Avenue also saw two transfers: 80 Atlantic Ave., moving between McAuliffe and Morrissey family trustees with no price disclosed, and 225 Atlantic Ave., a transfer within the Fitzgerald family with no price disclosed. The remaining six transfers were spread across separate streets, each with a single recorded deed: Rockland Circle, Hampton Circle, Bay Street, Beacon Street, B Street, and one property recorded without a specific street address.

MARKET NOTES Six of the 10 recorded transfers, at 80 Atlantic Ave., 29 Manomet Ave., 92 Bay St., 225 Atlantic Ave., 43 Beacon St. and 67 B St., list the same family surname as both grantor and grantee, most commonly an individual or couple transferring a property into their own trust. None of those six listed a disclosed sale price. One transfer, a property recorded without a specific street address, moved from a receiver, John C. Ottenberg, acting for William R. Kelley Jr., to ARC DC LLC, the only buyer identified as a business entity during the period. No bedroom, bathroom or square-footage data accompanied any of the 10 deeds, so no price-per-square-foot comparisons can be made.
