Hanover's priced sales top out at $2.6 million amid light July volume

HANOVER -- Eight property transfers were recorded in Hanover between July 17 and August 15, but only three carried a disclosed sale price, with the top transaction, a $2,607,000 sale on Columbia Road, far outpacing the rest of the period's activity.

MARKET OVERVIEW Three of the eight recorded transfers included a sale price, ranging from $660,000 to $2,607,000, with a median of $995,000. The other five entries were nominal-consideration transfers, recorded at token amounts under $10,000, and are not counted in these figures. With only three priced sales in a four-week span, the period reads as quiet by raw count alone; the data do not support characterizing the broader market as active or slow beyond that observation.

TOP SALES 416 Columbia Road sold for $2,607,000 on July 20, the period's highest-priced transaction. The seller was listed as F Columbia LLC and the buyer as J Holdings LLC. 10 James Road sold for $995,000 on July 21; the sellers were Anna B. Bohlin and Jeffrey K. Bartlett, and the buyers were Robert and Kelly Trayah. 36 Monroe Road sold for $660,000 on July 24; the sellers were David R. and Lindsay T. Brissenden, and the buyers were Tam Le and Uyen Baotruc Pham. Bed, bath and square footage figures were not available in the deed data for any of these sales.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so transactions are grouped by price tier. One sale, 416 Columbia Road, exceeded $1 million. In each case the grantor and grantee names share a surname and include "TR" or "TRUST" designations, consistent with within-family trust transfers, though the data do not indicate the reason for the transfers. The Columbia Road sale involved two limited liability companies as both seller and buyer, the only transaction in the period not involving individual names. Square footage was not available for any property, so no price-per-square-foot comparison could be made.
