Hanson home sale prices hold near $665,000 as volume stays thin
Plymouth County Registry of Deeds data show just three disclosed home sales in Hanson between July 24 and August 22, ranging from $438,000 to $710,000 with a median of $665,000. The month's top sale was 8 Joanne Dr. at $710,000. A fourth sale, at 174 Whitman St., has not yet posted a price.
HANSON -- Plymouth County Registry of Deeds data show just three traditional home sales recorded in Hanson over the past month, while eight of the 12 recorded transfers carried only nominal consideration, pointing to a period dominated by family and trust paperwork rather than open-market activity.
MARKET OVERVIEW The registry recorded 12 property transfers in Hanson between July 24 and August 22, but only three carried a disclosed sale price, ranging from $438,000 to $710,000 with a median of $665,000. One additional transfer, at 174 Whitman St., sold but has no price yet on file, which is typical when a sale has recorded within the past week or so. The remaining eight transfers were made for nominal consideration, meaning no price was exchanged in a traditional sale, and are not included in the price range or median. With only three true sales recorded, market activity for the period looks quiet based on the raw count alone.
TOP SALES The highest-priced sale was 8 Joanne Dr., which sold for $710,000 on Aug. 13. Mary Paul was the seller and Patrick Walsh the buyer. The second-highest was 63 Reed St., which sold for $665,000 on July 30; Ralph B. and Kathleen A. Needleman sold to Michael James Foulsham and Madison R. Pacino. The third sale, 243 Maquan St., sold for $438,000 on Aug. 11, with Richard A. Kielczweski as seller and Ernandes J. Decastro Silveria and Daniel Deassis Pinto as buyers. No bed, bath or square-footage data was available for any of the three transactions.
NEIGHBORHOOD BREAKDOWN Reed Street saw two transfers during the period: the $665,000 sale at 63 Reed St. and a nominal-consideration transfer at 344 Reed St. involving the Cullinan family. Of the three sales with recorded prices, one fell under $500,000 (243 Maquan St.) and two fell in the $500,000-to-$1 million range (63 Reed St. and 8 Joanne Dr.). No sales above $1 million were recorded. The remaining streets in the dataset, including Perry Avenue, Harvey Circle, Whitman Street, Pine Grove Avenue, Crescent Street, Joshua Lane and Winter Street, each had a single transfer and showed no street-level clustering beyond Reed Street.
MARKET NOTES Eight of the 12 recorded transfers in the period were nominal-consideration transactions rather than market sales, more than double the number of disclosed sales. Several of these transfers show shared surnames or trust designations between grantor and grantee, consistent with a family or trust reorganization rather than an open-market sale: 81 Perry Ave. (Blauss family to Blauss/Wilson trustees), 165 Harvey Cir. (Manganiello family to Manganiello trustees), 44 Pine Grove Ave. (Markon family to Markon Family Irrevocable Trust), 218 Crescent St. (Turini to Turini and O'Donnell), the Winter Street transfer (Howard family to Bonitatibus and Howard trustees), 344 Reed St. (Cullinan family to Carr and Cullinan) and an unaddressed Hanson transfer (Riley family to Riley trustee and an irrevocable trust). One nominal-consideration transfer, 3 Joshua Lane, from Christopher D. Holt to Tara K. Hollander, showed no shared surname or trust language in the names provided. No property-type distinctions, such as single-family versus condominium, were specified in the deed data, and no square-footage figures were available to assess price-per-square-foot patterns.
