Whitman Home Sales Cluster Between $470 and $615 in August

WHITMAN -- Ten property deeds were recorded in Whitman during the four-week period ending Aug. 29, but only half disclosed a sale price, and those that did clustered in a narrow band from $470 to $615.

MARKET OVERVIEW Plymouth County Registry of Deeds records show 10 property transfers in Whitman between July 31 and Aug. 29. Five of the 10 listed a sale price, ranging from $470 to $615, with a median of $550. The other five, exactly half the month's activity, were recorded without a disclosed consideration amount. A count of 10 recorded deeds over four weeks is a modest but steady volume for a town of Whitman's size; the even split between disclosed and undisclosed prices is the more distinctive feature of the period, since several of the undisclosed transfers involve sellers and buyers who share family names.

TOP SALES The month's highest-priced recorded sale was 27 Erin St., which sold for $615 on Aug. 3. Norman E. Smith and Nancy A. Smith sold the property to Eric and Catherine Brunelle. Beds, baths and square footage were not available in the deed record.

289 Commercial St. sold for $599 on Aug. 7. Commercial St Realty Trust, with Kevin Perkins as trustee, sold the property to Kelley A. Chuckran.

214 Winter St. sold for $550 on Aug. 10. Gilbert Casimir sold the property to Ronald Homere.

Two properties tied for the period's lowest disclosed price, both at $470. 22 Old Coach Rd. sold Aug. 10, with sellers Christopher W. Shaw and the estate of Christina A. Shaw transferring the property to New View Homes Inc., the only corporate buyer among the month's disclosed sales. 255 Franklin St. sold Aug. 3, with sellers James L. Vera and Karen Gordon transferring the property to Joel Gordon.

NEIGHBORHOOD BREAKDOWN No two sales during the period shared a street name, so no single street saw repeat activity. By price tier among the five disclosed sales: one transfer topped $600 (27 Erin St. at $615); two fell in the $550-$599 range (289 Commercial St. at $599 and 214 Winter St. at $550); and two came in at $470 (22 Old Coach Rd. and 255 Franklin St.). The five transfers with no disclosed price were spread across five additional streets: Elm Place, Hogg Memorial Drive, Bayberry Road, High Street and Hilltop Road.

MARKET NOTES Five of the month's 10 transfers, exactly half, involved a seller and buyer who share the same or a related family name, a pattern consistent with trust, estate or family transfers rather than open-market sales: 50 Elm Pl. (Gerald R. Blumenthal to Gerald R. Blumenthal, trustee); 181 Hogg Memorial Dr. (John F. Buckley III and John F. Buckley Jr. to themselves as trustees); 5 Bayberry Rd. (Robert W. Healy to April J. Montes, trustee, and the Healy Family Protection Trust); 341 High St. (Apryl L. Gervasio to Antonio Carlos Gervasio); and 25 Hilltop Rd. (Mark Rappoli to Mark E. Rappoli, trustee, and a revocable trust). None of these five disclosed a sale price, consistent with the pattern seen in intra-family transfers generally. The only sale to a business entity was 22 Old Coach Rd., purchased by New View Homes Inc.; the deed listed the prior owner's estate as a co-seller. Bedroom, bathroom and square-footage figures were not available in any of the 10 deed records reviewed.
